Is my cost estimate realistic?

Good morning,
we are currently in talks with a developer who is offering us a mid-terrace house, 140 sqm, 3 stories. The house costs 280,000 euros.
Included is:
- Carport and additional parking space including paving
- Paving of the terrace
- Lawn and leveling of the garden soil
- Tiles up to 30x60 in bathrooms, kitchen, utility room, and storage room
- All house connections
- Backfilling with gravel as splash protection around the house
- Development of the access path
- Bathrooms with "premium equipment"
- Staircase

In addition to the purchase price, I would like to finance the following items:

- Bathroom upgrades: 20,000 euros
- Painter in Q3: 10,000 euros
- Ground floor tiles, upper floor cork, attic laminate: 10,000 euros
- Fence system: 6,000 euros
- Staircase upgrade: 3,000 euros
- Electrical upgrades (sockets, LAN, TV, ceiling and wall outlets): 3,000 euros

Have I forgotten anything essential? Are the amounts set too low?

For 20,000€ you can already get very exclusive bathrooms. Do you have specific ideas or why such a high amount?
And for a 175 sqm house we were offered an additional total price of about 1,500€ if the painter is supposed to do everything in Q3. Therefore, I find the 10,000€ quite high. Or does he also paint and wallpaper everything then?

We have already been to a bathroom selection. 190 cm bathtub 2500 euros Double washbasin 6500 euros Faucets: 2000 euros Mirror 1300 euros Toilet 700 euros ... I prefer to estimate a bit on the higher side now :) Yes, for the 10,000 for the painter, he should also paint the entire house.

One also has to ask oneself how much one is willing to be ripped off by a provider... I assume that the sanitary articles are not made of gold.

Ok, then I will estimate baths at 15,000. If anything is left over, all the better, it can definitely be used for other things.

Those are the normal prices, but you have to subtract the amount your builder has allocated.

So the toilet costs you 700 euros minus 200 - 300 euros from your builder.

6,500 euros for the washbasin? What did you choose there? Ask a carpenter if he can possibly make the base cabinet for you; with us, this is significantly cheaper.
