Build a small house or buy a condo?

The situation is similar for me as for the OP, just with a bit more equity. Although I'm still at the beginning since I'm still looking for a plot of land, I have also clearly decided on a detached house (alternatively a corresponding existing property, but the search is similarly difficult there). Unless I encounter financial problems during more detailed planning that I haven't considered, it will stay that way. When I look at the prices for condominiums, there's really not much left to a small house. If you don't want to live directly in the city, I see hardly any advantages of a condominium. In a house you have peace from noisy neighbors, can decide freely, and still have a garden (ok, with 300m² not particularly much ^^). And as for the potential future partner... I would at least build big enough so that two people can live comfortably in it. If you want children sometime in the future, I think you have to completely reorganize your life anyway. I don't know how it is for the OP, but I don't expect that in the near future for me.

Professionally, I am currently somewhat tied to the region. I could try to get transferred upon request, but as a single person without social points, that's not so easy either. The house that I would then have is certainly not suitable for a large family. But if I have the small house instead of the expensive condominium for 200 euros more per month, that makes sense.

There are all kinds of people. I personally find practical skills more important :P

On the one hand, a 3-room apartment or a 100sqm house can become cramped again if the person brings dependents; on the other hand, there are people who simply can’t be relocated because of their job. A civil servant can change the region, right?

Otherwise, I would recommend a small terraced house with neighbor connection, also a used property.

There are few offers for terraced houses here except for some "Liebhaberobjekte" from 1974 for 360,000 euros

Actually, I see it that way too. Problem: Try to find a good used house at the moment. The prices on the Baltic Sea coast are through the roof, anyway. They're asking 220k for an old ERH from the 1970s, and that's being paid. Seriously. And nobody is building REH systems right now, at least not here. With luck, you might find a turnkey semi-detached house. But then also at 220k plus. Hence the idea, let's say on 500sqm of land, 300 is too little, what does he want to build there, a 100sqm bungalow, roughly 12 by 9 in footprint. 3 rooms, roof a bit steeper, about 35 degrees, 45 sqm expansion reserve... that's not dumb. And Scanhaus Marlow Marlow even has something like that ready in their catalog. Of course, it's nothing from Scanhaus Marlow Marlow to brag about, but a roof over your head, and you can walk around it and call it "you". With the wood facade instead of WDVS, the thing even looks quite chic. Swedish house in Bavaria.

No matter what you do. Definitely bring expertise on board. So, for an existing property, a surveyor at the 2nd or 3rd viewing of the object. For a new build, independent construction supervision.

But a completely different question. You say 800 to 900 per month. (Hopefully after increased additional costs for the house have already been taken into account).

If you assume 5% annuity, you come to an equity volume of around 250,000.

But with your cost breakdown, I arrive at just under 300,000.

Have you considered that before?
