Is buying a house for a maximum of €350,000 realistic?

Controlled residential ventilation I would install anyway, then the difference is no longer so big. With controlled residential ventilation, pay attention to the room heights in case a suspended ceiling has to be installed.

Is that absolutely necessary? Since we both have jobs where we also work a lot from home, we have the opportunity to ventilate regularly. Or am I mistaken here as well and that does not play a role in this context?

The topic comes up here more often.

The contractor apparently offers a controlled residential ventilation system with heat recovery to achieve Kfw 40.

If you go for KfW 40 and have to have a photovoltaic system anyway, KfW 40 plus with storage would be an option to calculate.

A controlled residential ventilation system is not mandatory since it can also be done decentral or with a window rebate ventilation, but most people who have a controlled residential ventilation system would never want to be without it again.

No, not necessary. At first, it is a matter of comfort and depending on the case, a question of energy/heating concept.

Thank you for the quick feedback. Since we need to be a bit mindful of the budget, it would of course be really interesting for us to save €23,000.

The price definitely sounds very interesting for us initially and we might actually be able to stay around the €700,000 range.

Land 245k
House 345k
Additional construction costs 40-50k
Photovoltaic 20k
Outdoor facilities 45k

Are you working with KfW credit and funding? You can get up to 30,000 euros as a grant. Heating heat pump is also still subsidized. Is the photovoltaic estimated or how large do you size it? Seems a bit high to me.
