3000€/sqm is already something. Good including ancillary costs but the question is what is supposed to be included in that. Your plot looks backfilled. And what kind of ditch/canal is that?

Depending on how close the friendship is and to what extent the contractor is supporting: Think about it carefully. Especially if something should go wrong, the friendship is likely to break apart. I want to have someone I can hold accountable if something is not right. That is often more difficult with friends.

Otherwise, it very much depends on what, how, and with whom you build. We built a 180 sqm bungalow. On paper, we signed for €289k. It ended up being about €360k with all additional costs. However, we also had a few costs that need to be deducted since it was our individual case.
For example, ground replacement of €25,000. Normally, maybe €10,000 would be incurred. Then one or two redesign costs. Let’s generously say it was €350k.
The catch: the provider offers no service: I basically took over the construction management, and every mishap costs extra. This requires negotiation skills behind the scenes. We still didn’t build cheaply. Good materials were used and it was built to the millimeter. But that’s our case, which went excellently due to my control freak tendencies.

We hope to be able to visit several companies in the next few weeks to get an impression of the prices being quoted.

Overall, I have already contacted 30 companies (solid and prefab house providers) to get a first idea of the price range based on my wishes. Here, similar to the answers in the forum, there was a huge range from "yes, that is definitely feasible" to "it is absolutely impossible to build for 400,000 EUR."

I would find that out as soon as possible if I were you. Is it supposed to be a body of water, just emergency drainage? Is there possibly hardly moving water (mosquito larvae)? Drainage for the next fields? Is manure or slurry applied there? Later you might have a stagnant slurry water pit. It doesn't have to be any of that, but if I were building my house there, I would want to know.



But you need to know that if you want to compare and calculate somewhat reliably.

The example calculation you received might be fine but doesn't help much as long as you don't know what a "medium standard" is. The definition is very vague. If I calculated it correctly, it comes to just over €1,900/sqm. That's very close to the now clearly uncertain €2,000/sqm here.

The trick now is to find out what is included with whom.
