Is buying a house for a maximum of €350,000 realistic?

Already very affordable. With us, only available in basic equipment and with a lot of self-labor possible on level plots.

The soil must also allow for the basement. With soil class 6, the earthworks will cost a fortune, flood or high groundwater makes the sealing no bargain, elsewhere disposal costs a lot of money.

Neither could we so far. But contracts with the trades have mostly been signed, and therefore the costs are now tangible for us and no longer feel like seller bait offers.


We are building in the Nuremberg/Fürth/Erlangen metropolitan area. So it’s not the same as Munich but certainly not a super cheap location either.


Absolutely, we have a little mix here. According to the soil report, soil class 3-6, but in reality (when building the ring ditch collector) it turned out to be more like firm sand with very very few stones larger than 3cm, which can be excavated well. We also have the advantage that we need to raise the plot partly to reach street level. Here we can reuse part of the cellar excavation. This reduces landfill costs. But sure, with soil class 6, work with the breaker and disposal costs, a basement can quickly become expensive.

I really don't understand how it can be so cheap with you. Frankfurt, Munich, Nuremberg are cited as reasons for a relatively high level here with us.

Make sure nothing follows afterward. I'm only thinking about our driveway. Only gravel was laid there, nothing else. Since the garage is 1.2 m above the street, it was clear to me to fill it up. No, graveling is only the top layer.

We were advised against a company; they are very precise and afterward, the bill comes. Every extra centimeter is practically gilded.

That is probably true. We have a single-family house of about 150 sqm including the plot (719 sqm), kitchen, additional costs, and already quite a bit in the outdoor area for a total of now about 360k. You can forget about that in the Frankfurt area.

We live on Bergstraße - construction is taking place in Bensheim, southern Hesse. Due to good connections, we can well imagine contributing our own work.

We will have a meeting in the summer with a builder we know. In a conversation a few months ago, we were given a very rough estimate of €3,000 per m2 including additional costs.
