Is buying a house for a maximum of €350,000 realistic?

Dear forum,

We are about to purchase a plot of land (500m2) and are trying to get a feeling for the costs of building a house in advance.

We could spend a maximum of €400,000 on the construction of the house – but since we definitely want to have a buffer, we have initially set a budget of €350,000.

Our ideal vision would be a house with a gable roof and a basement with about 130m2 – no frills, no luxury but still modern.

Whether solid construction or prefabricated house... we cannot assess it yet. A reputable local company in the field of solid construction informed us of costs amounting to €3,000 per m2, with which we could calculate for a “standard house.”

That sounds quite high to me at first.

Since we can well imagine contributing our own work (through acquaintances and friends who are craftsmen), we hope to possibly reduce the costs a bit here.

Is €3,000 per m2 to be planned in any case? Even for prefabricated houses? I don’t fully trust the low offers in the catalogs either.

I would very much appreciate your assessment.

2000 to 2200 euros per square meter + basement + garage + additional construction costs + outdoor facilities.
[Hanglage] is more expensive

It is not a slope - everything is flat at the edge of the field

Basement gone, but above ground there is one more storage room and you get a nice little house for your budget.

So you want to build a new building of about 130sqm + basement?

Important questions still need to be clarified:
- Is there a soil analysis for the building region, is, for example, groundwater a threat?
- Should the basement be used as a utility or living basement?

Depending on the answers, you can already estimate 100k alone for the basement. Therefore, one should consider whether expanding an existing house might be cheaper.
