Is building at a young age possible/sensible?

In which region do you want to build...?

500,000€+ for 140sqm + double garage + basement??? Phew....I find that really exaggerated....unless it's the commuter belt of a big city. And given the land price, you probably can't assume that.

By the way, I started building at 26 years old...but I had already saved about 35,000 euros in equity from my side...I think 23/21 is already "young". Our income was about 4,000€ net. We did quite well with that...but with 3,000€ it probably wouldn't have worked.

Actually, I usually stay out of this subforum since we are still in the construction phase and cannot yet make a final invoice, but here I will break my restraint:

I find 500k to be too high for the land prices. No basement, double carport later, upper floor expandable (currently not needed anyway, e.g., 100 sqm on the ground floor with a bungalow layout and 40 sqm expansion reserve on the upper floor) and that could work. Why do I think so? We are in a similar situation: 200k with a monthly installment of 820 € (ok, that would be higher for you), plot 880 sqm for 35.5k fully developed (on one level), KFW70, 100 sqm on the ground floor, still about 60 sqm reserve on the unexpanded upper floor, underfloor heating, fully brick-faced, shutters everywhere, level walk-in shower planned for 206k + 30k incidental construction costs. So far we are even in the plus because some things are more expensive, we are undisciplined (triangular windows and Grenadier pattern, for example, were not included in the calculation) but some things have also become cheaper. Talk to local companies (I assume at least that you live in a rural area where you know the reputation of companies or can easily find out). You can talk to them well about what is possible regarding optimization of cost drivers. If you can live with the basement being omitted + the upper floor, the carport, and the outdoor facilities not being finished at move-in, I see it as feasible for you. A bit of DIY always helps – even with two left hands like me.

I understood that a child is planned in the near future. With such low income, where is the money for the upper floor expansion supposed to come from?

Oops, I had in mind that it was planned for a few years from now, but the building was meant by that. That of course changes a lot.

With my post, I also meant more that it would be possible, I still don't really see the sense in it. But with a close desire to have children, my post is no longer relevant anyway.

With 3k net, building is practically out of the question. Especially if the woman is still on parental leave and initially earns even less, it doesn't seem feasible. As already suggested, purchasing a condominium might be possible, in order to sell the apartment in the distant future and then build – provided the income is sufficient by then.

In very rural areas, such a thing makes little sense because condominiums are hardly in demand there. Then later you have the apartment on your hands and can't just quickly sell it if suddenly the dream house is on the market. As a tenant, you are much more flexible, and that’s exactly why I don’t understand nowadays why everyone tries to persuade you to buy real estate as if paying rent was the dumbest thing ever. In your early twenties, so much can (and will) still happen in life, and liabilities just unnecessarily tie you down.
