and now the other way around....But you could also have invested your entire equity in Bitcoins at the peak, when many believed that from 20k€ per Bitcoin it would easily become 100k€ in 3 months.

Regarding the "Why not?": because in the past the number of average annual net salaries that a house cost was significantly lower than it is today. Therefore, compared to the past, there are more arguments against the project "single-family house at a young age". It's that simple.

Is that really the case? Regardless of specific numbers, I always claim that you buy as much house as your own finances allow. Always pushing everything to the limit, after all, you only build/buy once.

Craftsmen are also hard to get because their order books are full.

So it can't be that bad nowadays. It is just financed or calculated differently because interest rates are so low.

Yes, and what does that mean? If prices rise faster than incomes, you finance for longer at lower interest rates, so you pay less interest per year but for more years, yet the repayment amount still grows faster than income. Conclusion: building has become more expensive relative to incomes. Period.

Then I'll step in for young builders: My wife and I are currently building at 26 years old, both have good jobs, reasonable salaries, and we also had some equity . The loan was calculated so that I can easily cover the house + living expenses for both of us with my former, lower salary alone. We will be done with the loan well before retirement/pension (even without special repayments). Sure, it won't be a palace, but a nice house according to our wishes.
