...so you would give the original poster a 600k loan with the known income but even before the family planning that is just about to start?

No, of course not – and I had already written in the previous post that the existing equity is currently still too low. Additional costs and the kitchen must be covered, and there must be a buffer left in the account; everything else is negotiable. With 10,000 euros in equity, of course, that won’t work. But I don’t see that 2 x 2,300,- net for two 29-year-olds generally being too little to consider building a house in the rather rural Wetterau, and that’s all I mean.

You guys, just for your information, the average income is currently €3246 gross (West Germany). Just for your information. I highly doubt that an unskilled construction worker earns €40k gross per year and consider it an exaggeration! I have also noticed here that this forum is mostly frequented by higher earners or those with professional experience. Regular salary increases are nothing more than compensation for inflation. Due to the generally conservative mindset of Germans, you will not find any support here anyway. Sometimes I find the mindset too conservative, but often it is correct! Your income is definitely good, but unfortunately nothing more. You also want to have an above-average house, which of course requires an above-average salary. Regards

That might work for us in the affordable (construction) land in northern Germany: at some point around age 30 realizing, "Man, I still want a family and a house, now I have to switch gears and step on the gas when it comes to saving."
But it apparently isn’t enough for you in the Frankfurt/Munich area.
It would be unfair to say that with your attitude the train has already left the station, but simply saving for 2-3 years now to plan a new build and a family just isn’t feasible.
Tip: play the lottery, move, and/or familiarize yourself with the idea of a condominium or a used property.

By the way, you can also spend money well at 40, 50 or 60 years old. Cruise passengers are often over 70.

Yeah, and what's that roughly net? 2000€? Then the Frankfurt metropolitan area is probably 10% - 20% higher than somewhere in the middle of nowhere. So 2,300€ from me could be 100€ more than the regional average and you can call it above average if you want. That’s just splitting hairs.

In this case (and not generally!) we have two such salaries, and because of family planning one will soon be gone. In a region where a house like the one the OP wants costs about 600K€. With zero equity.
That’s just not going to work.

You can keep discussing salary perspectives all you want... I also look enviously at the Ore Mountains, where you can apparently build something decent for 400K€, with a 700 sqm plot.

In the commuter belt of metropolitan areas, especially in the southern ones, you have to earn significantly above average or live ascetically thrifty or have inherited, otherwise house building won't work. At least not on average.

Edit: which doesn't mean you can't afford property. Then it's just condos or existing properties.
