I started saving for a house at 16 (beginning of apprenticeship) (20 DM back then + employer advance). Then I built at 36. So it is definitely possible...

Well, 36 is not really "young years" when it comes to building a house... the OP and his fiancée are still < 30. Having 40% equity is actually only somehow feasible depending on career start and income. With a degree almost impossible (unless you inherit in between).

That's quite an insight... that higher earners mainly participate in the house building forum. What did you expect? Low earners generally do not build houses, and neither do "average" earners in Germany on a regular basis. It is no coincidence that the home ownership rate in Germany is so "low."

Exactly.. but I also built "differently" at 36 and with even more equity. I could have paid for a normal house in cash at that time. That wasn't the point here, but -> You can start saving early. In my mid-20s I already had ~ >30,000 EUR.... at that time (around 2005) that would have been enough for a small house in Brandenburg.

But you are biased. We know many ships from some shipping companies and there are no over 70s there. On the contrary... on US ships, Aida, and Italian ones anyway... mainly families and many children. Of course, it also depends on the route. Towards the North/Baltic Sea more older people than in the Mediterranean. Over 70 maybe applies to the ship Queen Mary... no idea.

Exactly what I’m saying... depending on when you start your career and your salary... someone who just finishes their studies in their mid-20s can’t have 40% equity right away even with a great job. And do you really mean 30k or rather 300k? The former wouldn’t be much either if you started saving at 16
