first of all, thank you very much for the honest answers!
The plot would be from a private seller without a broker! The second car still exists because my wife also has to go to work. Turnkey means without interior painting and floor laying (tiles, laminate, etc.) except for the bathroom and utility room.
We might still look for an existing property ..

Without knowing what exactly is included in the "turnkey" offer, it is difficult to speak of the total costs. Also: does the house company offer the plot as well? Basically, you have to say that the land is not exactly inviting for building. You should have some craftsmanship skills and know a few club members to contribute some sweat equity. And of course: purchase incidental costs come on top.
Why is there still a second car? Get on the bike, save costs, sell the car and do something for your back!
A bungalow is more expensive than a gable roof house... something more expensive does not fit you because of the low capital. Financially, a semi-detached house, a terraced house or an existing property would suit you better. Reflect on yourselves a bit: salary level, option for better salaries is zero, a car loan, children who need care, and no saving potential. The dream of a new single-family house does not fit very well.
Does that mean that a shell house is being offered? You should simply disregard the garage!
And if it is not a shell house or a developer house, then additional building costs of 20,000–30,000 will come on top.
