Ok, if no incidental costs are included, the whole thing becomes significantly more expensive. What is the condition of the land? Slope or completely flat? That has, for example, a considerable impact on the costs.
Otherwise, of course, there are many other costs such as: notary, property transfer tax, various fees from the municipality/building authority, etc.
Even with a completely flat plot, I would reckon at least 300k in total... maybe more. I don’t have time right now to calculate everything more precisely.

Would it be an option to first only buy the plot of land and start construction later? How long have the 1200 been fixed with your wife, will that (again) increase at some point?

It would be a flat plot.. Ok. Maybe more later

Since she is now in her baby year, she gets less.. But we want to look for something new where more money comes out.. Strangely enough, they supposedly search everywhere & when you apply you get rejections..

But the plan is that she should get more money later.

Regarding the option: we have also thought about it, but then we would have to refinance again at worse conditions maybe?!?

The car factor annoys.. But back then (4 years ago) I had to get a new car because my workplace was 110 km away from me (one way). And if I pay it off now, no equity would be available... :rolleyes _O

And what if you have an accident tomorrow...? There is also no equity left, since it probably won't work at all without a car.

Have you ever been to a bank to see if they would even give you a loan of €250,000 (which probably still won't be enough)? And how does the bank view parental leave?

We still have a second car (it was paid for in cash..) And my workplace is currently 7km away, so biking or motorcycling is possible. But we want to have a little something in reserve (car repairs etc.).

We have already been to the bank and had a preliminary consultation. The €250k would not be a problem, supposedly even up to €300k.. but the less the better. I also don't want to pay it off forever ops: We also asked about parental leave, that wouldn't be a problem.

For a plot of land costing 20,000€, the incidental purchase costs (property transfer tax, land registry entry) are quite manageable. There probably won't be a realtor fee, right? Are the 1200€ the parental allowance or your wife's income once she goes back to work? (at the intended number of hours)? Then you have about 1000€ left per month? If you really want it, I would probably first buy and pay off the plot of land; that should be done quite quickly. Otherwise, save some more so that at least some equity is available.
