The thing with the roof is strange. Do the owners give a (plausible) reason why the attic cannot be inspected? Is the attic habitable, both officially and unofficially? Definitely recalculate the m² of living space. Attics and cellars are often included which do not represent official living space. It will not change the price of the house, but you should be aware. Make a list of questions that inquire about the condition of the roof and all contingencies and record this properly. In combination with the notarized contract, ensuring the seller has not concealed defects, you then have leverage if everything turns out to be rotten, moldy, or otherwise defective. Plan a buffer; you are buying a pig in a poke regarding the roof.

According to the current owner, the attic had an exterior door, which was closed due to a cold bridge. According to him, the ceiling and the roof slopes were insulated. During the viewing, I had a distance laser with me and measured it. I did not measure the hallway. Without the hallway, I came to ~120m².

The attic would not be habitable. We also asked why he did not install a floor hatch; he couldn't really answer.

I don't want to raise the alarm here, but the thing with the roof is really strange... After all, the building fabric of the roof is not one of the most important components for nothing. Especially in an existing building, I would insist on having it properly inspected before purchase - and above all BEFORE COMMITMENT. I could be wrong, but my gut feeling tells me something is off...

Well, if the attic is actually just not accessible because there is no door, that's strange but not necessarily suspicious. Doesn't the chimney sweep have to go up there sometimes? What does the energy certificate say? If it's not absolutely terrible, there must be some kind of insulation on the ceiling or in the roof. Don't paint the devil on the wall here, the next buyer is already around the corner just waiting for you to miss out.

So the attic is no longer accessible because neither a door nor a hatch exists? That would be a plausible explanation for me, but with that, you are buying a pig in a poke!

Such an energy certificate is worthless. On what basis is the calculation made? Where is the calculation? Ask for the actual energy consumption, i.e., the bills from last year.
