Definitely recalculate the m² of living space. Attics and cellars are often included which do not represent official living space. It will not change the price of the house, but you should be aware. Make a list of questions that inquire about the condition of the roof and all contingencies and record this properly. In combination with the notarized contract, ensuring the seller has not concealed defects, you then have leverage if everything turns out to be rotten, moldy, or otherwise defective. Plan a buffer; you are buying a pig in a poke regarding the roof.
