How much own effort can be provided, or which trades - or partial trades - are to be carried out by own effort?

Basically, as long as the costs are properly defined and calculated, I consider the project realistic in terms of creditworthiness and household situation and feasible from the banks' perspective.

- they are still young, which allows for a low initial repayment burden of 1.5% - 2%
- child planning is underway, possibly even completed
- some equity is available and own effort is to be provided, which allows the loan-to-value ratio to be structured so that acceptable conditions can be generated
- in the coming years, 2 times 12,000 euros of builder’s child allowance will be available

Questions:
1) do they receive 13 salaries, holiday and/or Christmas bonuses?
2) what are the career advancement prospects, at least secured salary or wage increases?
3) where is the equity located? Possibly in a home savings contract?
4) how high would the parental allowance actually be?
5) how long would it be paid, does the woman return to work promptly?
6) in which postal code area - regarding the involvement of regional banks and state subsidies - can the project be realized?

4) parental allowance for my wife is about €750
5) she stays at home for 1 year and then goes back to work

Child planning is completed, 2 children are enough

Personal contribution would cover interior finishing (drywall). Although we have friends who could cover roofing, they unfortunately have hardly any time (family)

Without knowing what is included in the "turnkey" offer, it is difficult to speak about the total costs. Also: does the house company offer the plot as well? Basically, it must be said that the salary does not really invite building. You should already have some craftsmanship skills and know a few club members to contribute own work. And of course: additional purchase costs come on top.

Why do you still have the second car? Get on the bike, save costs, sell the car and do something good for your back!

A bungalow is more expensive than a pitched roof house... something more expensive does not suit you due to the low capital. Financially, a semi-detached house, a terraced house, or an existing property would fit you better. Reflect on yourselves a bit: level of salary, chance for better salaries is zero, a car loan, children who need care and no saving potential. The dream of a new single-family house does not fit very well here. Does this mean that a shell house is being offered? The garage should simply be set aside!

And if it’s not a shell house and not a developer house, then there are additional building costs of 20,000–30,000 to add.

Oh, come on! That is all more than tight. The right thing to do is to build up income and equity. Also reduce expenses. Doing that only afterwards is totally unrealistic. Otherwise, everything must fit in the current situation. If unexpected expenses arise, an expensive follow-up financing is imminent. And especially with low-budget providers, one cannot expect any goodwill.
