I think you also have a misunderstanding. Semi-detached house allowed does not mean that a complete semi-detached house will be built on your plot, but that two neighboring plots each have one half of the semi-detached house. These plots are also somewhat smaller compared to the other plots in the development area.

If I understand you correctly, you want to place a semi-detached house on one plot?

The whole thing seems to me rather a hare-brained idea or a fake. You don’t seriously want to make a decision about the next decades within 3 days in a rushed action? Whoever only realizes 3 days before the deadline that they can’t build the desired house can’t be taken seriously, sorry.

The property should definitely be divided before each of you buys your half yourself. Otherwise, the real estate transfer tax for your friend will be charged twice. Don’t get hung up on these properties; you never, ever buy properties emotionally, unless you can afford it easily before breakfast. What you said about price and size is not so unique that an equally good opportunity couldn’t arise soon. Familiarize yourself with how to "read" development plans including the textual stipulations – questions about floor area ratio, plot ratio, and many others are crucial in determining how buildable the property actually is. It would be a shame if it failed because of such matters, especially since the budget, including your own labor, suggests that it could succeed.

Just show the development plan....then we can tell you more....if a single-family house is marked on the property you are buying, it is likely that you are only allowed to build that there....
