Which room do you mean with 1 sqm?

Hi, we are currently building as well and I have a few questions.

Ground floor
Why are you planning a guest bathroom with a shower if you don’t have a guest room? This is a question for my understanding.
Open kitchen - I personally find the access from the front door to the kitchen very long - I’m thinking of a woman with a child fully loaded with shopping bags. Regarding the kitchen - there should always be some counter space around the stove itself - grease on tiles becomes slippery - a friend of mine experienced that. The refrigerator is very far from the sink (for washing vegetables, etc.) - I would consult a professional about that - we took about 6 months for the final kitchen design and even then there is surely room for improvement.
Stairs and hallway - I find the distance extremely small - you head directly into a wall. I find the entrance area very cramped - what if you want to say goodbye to or welcome a few people? - In contrast, the living room is huge.
You really have huge children's rooms - I would seriously consider separating a toilet and making the shower somewhat bigger - you would even have space for a kids’ bathroom - although it would cause additional costs. Four people in one bathroom becomes critical at the latest from puberty. We have the kids’ bathroom and bathroom adjacent to each other and the toilet below - this saves quite a bit on costs due to the wastewater piping.

Regarding the shower dormer - what do the neighbors have? Depending on that, such special things are easier to get approved - for example, we rotated the orientation of the roof!

In case two people want to shower at the same time... As you already mentioned: keyword puberty

Perhaps a door from the kitchen to the hallway could be installed. If I move the countertop to the window front...

Shower moved towards the outside + smaller guest toilet = larger entrance area with possibly a wardrobe.

Shuffle things upstairs again and possibly install a second bathroom and/or separate toilet.

Our general contractor said about the bathroom: "The provider you choose samples with uses planning software and will work out the optimal solution for your bathroom with you. Therefore, we (GC) provide the floor plan, make sure there is enough space for everything, but the details will be handled by the bathroom planner." I think it will be similar with the kitchen.
Therefore, create a rough plan - i.e. how it should be roughly designed (windows and approximate placement of the furniture) and where the walls and door should go.





In general, I would be interested to know how many square meters of actual living space these rooms will have (i.e. taking into account deductions for the sloping ceilings). With correspondingly low knee walls, the actual living space shrinks considerably.
