Improve floor plan single-family house 1 1/2 stories

I would approach the project quite differently:

    [*]why 2 heating systems? In apartment buildings, there is also only one heating system and for each heating circuit, heat meters are used for billing purposes. This is also possible with underfloor heating (this is how it is arranged in my rental building).
    [*]then plan water lines so that water meters can be installed cleverly.
    [*]ventilation system could become more complicated

House planning:

    [*]I would first plan a house as I would probably like to live in it in about 10 years
    [*]then I would take this plan and see how to cleverly incorporate separations in order to, for example, have a unit for a 3-person family (cousin), ideally with garden access, and a holiday unit, ideally with a balcony.
    [*]also interesting for determining the location of a house

    is always where the entrance of the neighboring house is located. This is important to create nice terrace options around your own house. And you should always have as many sheltered corners as possible, corners that are sunny, corners that are shady, because no one sits in the blazing south sun at 30°C.

And lastly, you can calculate how to manage with the given or currently desired means, and whether there is potential for savings.

Because what use is a house so heavily compartmentalized in 10 years as was visible in the initial plans.

If I look at the site plan closely, by the way, it hardly looks homogeneous to me. I don't really see how one could derive a tight framework of ridge heights or roof pitches from the insertion requirement - the ridge direction alone is done however everyone wants, and it seems to be swarming with all sorts of different outbuildings.

Yes, the houses are oriented differently. And the extensions are different in size and also oriented differently.

What you can’t see on the site plan is that the ridge heights of the houses are very uniform and that all the roofs are gable roofs with almost the same pitch. The garages also have gable roofs.

I would really be interested to know what is wrong with the draft and what does not work (except that it seems messed up, which can also be an important gut feeling argument).

but OK, if we are supposed to start fresh again... then back to square one:

Our dream house:

- Bungalow 180 m² (according to Wohnflächenverordnung)
- L-shaped
- basement
- double garage with utility room for car and garden accessories

pros:
- there are several prefab house providers whose models would seem to fit at first glance, so you can pick the one that fits the plot best due to the orientation and the eastern neighbor.

cons:
- exceeds the budget
- most likely not allowed to be built on this plot
- my partner does not want foamed plastic on the outside walls and actually no prefab house either
- basement will be expensive

possible solutions:
- special permit from the authorities
- partial basement
- finding a general contractor who builds such a "standard" bungalow with bricks or aerated concrete
- 120 instead of 180 m²
- omit garage

unresolved:
- the basement cannot be omitted if the garage is already left out. Alternative to the basement would be the attic, but in a bungalow attic there is no standing height, beams are in the way, there is no daily usable staircase and there is no space for a normal staircase at all
- such small bungalows with masonry walls do not seem to be planned as a "standard" model and individually planned and built the house is well beyond the budget again

and the alternatives to our dream house:

Alternative 1:

- townhouse
- exactly the same pros and cons
- solution ideas: rather try the dream house or Alternative 2

Alternative 2:

- captain's house 180 m² (according to living space regulations)
- with dormer in the roof and bay window below
- with balcony on the upper floor

pro:
- allowed to be built, the neighbors have it this way
- there are also nice designs from prefab house providers for this

contra:
- exceeds the budget
- my partner does not want foamed plastic on the outside of the walls and actually doesn’t want a prefab house either
- basement will be expensive

solution ideas:
- partial basement
- find a general contractor who builds such a "standard" captain’s house with bricks or aerated concrete
- 120 instead of 180 m²
- omit garage

unresolved:
- you cannot omit the basement if you already omit the garage. An alternative to the basement would be the attic but even in the captain’s house attic there is no standard headroom and there is no staircase for daily use and there is no space for a normal staircase

What other alternatives are there?
