How would you orient the house on the property?

I prefer option 1 with the living area facing east. If possible, I would swap the work area and the kitchen. Then you would have an L-shaped living area with light from the east, south, and west. That’s exactly how we have it. Our main garden also faces east. The terrace is on the east side. Wonderful on hot afternoons. For the sundowner, we have an extra terrace at the end of the property, so in your case towards the horse stable.

For me, the view is more important than the direction. And I would never put the terrace on the side next to the neighbor just because that’s south. And then always be annoyed that it’s way too hot in the summer.

I have an east garden with a kitchen and half a living room attached. It's really great, I wouldn't want it any other way. If I want evening sun (which only occurs briefly at certain times of the year), I sit in front of the house in the west sun. Just like all the neighbors. To enjoy the sun and chat. The east garden is great. Even the tomatoes grow really well here. Unfortunately, so does the weeds. :D

If this house is to be placed on the plot, I am also in favor of option 2 with a mirrored floor plan. Additionally, I recommend a cozy place to settle down in front of the house. Those with teenage children give them a place to hang out together without disturbing the garden peace. Even if one wants to chat with visitors and another wants to relax, no one has to retreat into the house. I think more than THE ONE terrace is needed. Retreating on the property is at least as important as in the house.
