How would you orient the house on the property?

The thing with cozy places definitely applies :)

Yesterday we went back to the property and had a chat with the neighbors.
We decided to place the house rotated 90° to the "main street" and mirrored.
This way, the path to the house connection point is shorter, and from the guest room you can look out into the landscape.

We are still undecided between two options. Feel free to share your opinion :)

Option 1: Carport (4x6m) + possibly storage room (4x3m) on the north side of the house. We can arrange the driveway either towards the "main street" or possibly towards the field path – we still need to clarify that with the municipality.
The disadvantage here would be that the guest room no longer gets light from the north.

Option 2: Carport at the corner of the property (see image rechts.jpg)
The advantage we see here is a visual screen towards the street and 1m more "play" space towards the neighbor’s garage to the south.
We would build the carport short or long so that it fits with the kitchen window and you can look past it from there.

Which option do you prefer?

I am actually (actually! ;)) sure that a carport directly on the street is not allowed. I would also reserve this corner for a bench or two chairs (west side) Great choice! Personally, I wouldn’t have mirrored it now, but those are personal preferences. You can easily do without the north window in the office if the east window is large enough. Maybe your wardrobe will be standing there?

I found this in the FAQs of easycarport.



According to this, we are under 9m length and 36m²; the access would also be over 3m.

Laugh… better take a look at the building regulations of your state, possibly building law, etc. There is no development plan, but if you take a closer look at the cadastral map, you will find one or the other imagined line/boundary ;) On rural roads it is almost always fundamentally forbidden to build on the property boundary… in the center of a city the property boundary is usually also the building line. By the way, the company relies on the boundary construction that goes towards the neighbor, not the street.

:) I consider that to be out of the question. From an urban planning perspective variant 1, variant 2 offers better use of the plot, which I would, however, modify (double carport without storage room). According to the cadastral map, I would have doubted the approval here as well, however, from aerial images two neighbors have already placed their ancillary buildings in front of the actual building line in the front yard area. The question remains whether they asked anyone or simply built like that.

If the carport is allowed next to the street, I would build a double carport right away and drive in from the main street. So without any parking spaces in front of it. Then you can put a storage room behind it and you immediately have privacy screening.

You have now placed your multipurpose room with the large windows directly opposite your neighbor and have thus created the worst possible view for yourself. Therefore, I would definitely shift the house as far as possible to the north. Also because the sun will quickly disappear behind the neighbor’s house in winter. In your Google screenshot you can already clearly see the shadow cast. Your south garden will lie nicely in the shade there and will visually create a dark hole :p



If you really want to orient the house like that, I would shift it as far as possible to the east so that it is not directly opposite your neighbor. You have enough space, right?
