Even with an architect and a basically well-thought-out cost/budget plan (ready to move in) with a buffer, quite a few additional costs have come up and are still coming up for us. I have listed the biggest items and want to distinguish between
1. caused/upgraded by us:
[*]Raffstore on the south and west side instead of blinds (approx. €2,000)
[*]more expensive floor coverings (approx. €3,000, beware: this adds up quickly!)
[*]more expensive bathroom fittings and equipment (approx. €1,500)
[*]hidden hinges on interior doors (approx. €1,000)
[*]use of dehumidifiers and fans (approx. €1,800 rental plus electricity only)
[*]forgot shower doors (approx. €3,000)
2. botched by the architect due to not being considered/forgotten or due to insufficient acceptance:
[*]central controlled residential ventilation not considered (approx. €400 recalculation by structural engineer)
[*]corrections due to insufficient acceptance/site supervision (approx. €2,000)
[*]plastering and painting work of the garage not considered (approx. €2,500)
[*]attics not considered (approx. €5,000)
[*]interior (hardware store) and exterior window sills not considered (approx. €3,000)
I don't even want to start with the outdoor facilities. Despite prior agreement about the work, we are currently at three times the budgeted costs here. Apparently, no concrete offers were obtained beforehand. Now we have to tackle the work little by little, whenever we have liquidity.
Therefore, I can only urgently recommend to everyone, whether with a general contractor or an architect, to check all offers themselves and to ask the offering trade directly in case of any uncertainty.
By the way, we have meanwhile terminated the contract with the architect.
