Regarding the splash protection issue, you say that you want to carry out the outdoor facilities in EL to save costs. That is fundamentally okay. But first and foremost, practice discipline (along with your wife) and do without unnecessary frills. Otherwise, you will be out more euros before the house is even set up than you _have left_. There are currently at least 10 nice-to-haves whose combined cost is worth an average new car. I wouldn’t be surprised if you cover 5 of them randomly just for the sake of having them.

If you want to know exactly, the following were added on top: 16k shell construction (bricks, spots, etc.) 37k electrical work 6k bathroom fittings 12k floor coverings 3k interior doors 3k heating 4k windows 3k Venetian blinds 1k roof But that’s of no use to you without knowing what was originally offered in the construction service specification. There are certainly general contractors where, as a modest, reasonable builder, you don’t have to “follow up,” and there are general contractors in conjunction with the respective builder where 100k is not enough. Your question is too broad to provide you with useful answers.

That is probably the most important tip. You should, if possible, choose the construction company so that the standard matches your desired level. Anyone who chooses the Dacia because of the price and then tries to upgrade it to a Mercedes will pay a lot for that. Btw... 37k for electrical work? Did you also upgrade to smart home there?

For me, after signing the construction contract, the following were added: heat pump installed on the garage roof, additional sockets/switches/light outlets, cooling-capable room thermostats, nicer doors, plastered exterior walls in the basement, encased wastewater pipes in the basement, electric shutters, satellite system on the roof and matrix in the basement, more burglar-proof windows, nicer balcony railings, handrail at the front door and canopy above it, platform for the washing machine, extra shower with lifting system for the sauna, heavy-duty power line to the garage for the wallbox. Not on the list because I did all of it myself were all network, satellite, speaker and also some electrical cables incl. connections. Also not on the list because DIY was all the smart home stuff with smoke detectors, water sensors, etc. What was actually a massive deduction (!) for me were the bathrooms. Our standard was so good that we saved several thousand euros per bathroom, and that with four bathrooms.

The two by far biggest points that I didn’t have on my radar in this dimension were the garage (not just the garage itself but the specific construction measures necessary for me) and the outdoor facilities. This is not the classic checklist but especially the outdoor facilities are really often forgotten and then you ask a landscape gardener and then your face falls. Mine did too.

Absolutely. After the new build and moving into the new house, I came across the brochures of the other construction companies that I had otherwise looked at. Once you know the differences, you can really "read" the scope of services. With the other construction companies, I would have had to upgrade a lot of what was standard for me for a lot of money. Fortunately, I received a lot of help from engineer friends during the planning phase, and they first went through the scope of services and gave their OK.

I even go further and claim: Anyone who chooses the Dacia because of the price and then tries to upgrade it to a Passat will pay the price of a Mercedes.

I was credited a five-figure amount for the bathrooms and find my bathrooms beautiful every day.

What did you scrap there? Instead, did you go for personal effort, or just things like removing a bathtub, one less washbasin, a smaller shower, ...?
