House planning with 3 children's rooms on a 473 sqm plot

Something must have gone wrong... I meant this floor plan. Additionally, we are increasingly convinced to make the room downstairs bigger and use it as a bedroom later, and leave the upper floor for the kids. What do you think?

If you build Tolentino's house, then also incorporate two improvements right away (by the way, I am currently unsure whether post #241 is the latest release version of the floor plans):
1. Replace the hip roof with a gable roof.
2. Do not go the route of a general contractor (in his case with own work on the windows and if I remember correctly removal of the heating system), but have the architect traditionally tender all packages individually.

Both the three-child houses from and from unfold their potential best when not messed with. If you still plan to do so, read first 1. "The Upper Floor Has Priority" (i.e., expand the upper floor first) and 2. "When Is It Time to Think About 'Aging in Place'?" as well as "Wrong Paths of Forward-Looking House Planning."

A gable roof is basically fixed. It is relatively easy saved money and possibly allows additional storage space. I find individual contracting difficult due to the shortage of craftsmen. The general contractor then has to manage everything himself. Maybe the market situation has already eased here? We would, if at all, only do the painting and possibly lay the floor ourselves.

I primarily mentioned it because I know his improvement lessons. If you find a construction proposal worth emulating here, you should never forget not to replicate pain points discovered in the meantime.

A local architect knows the craftsmen who have time (for him), just like a general contractor does. The market for regular customers has never been the same as for (especially unknown) new customers. And I can gladly assist here as well.

You can not only tender for a "ready-to-move-in" state, but also for a "shell house," "almost finished house," or almost any scope of services. And for reasons of construction scheduling, self-performers (along with cousins, brothers-in-law, and friends) should always apply for the contracts for the respective work packages just as much as the external, professional craftsmen.

Just realized that you came up with my floor plan on your own. So if you have the money, feel free to add an extra meter to every dimension. It's not that we're complaining, but then we really wouldn't have any reason to gripe. In the bathroom, make sure the pipes for the bathtub are installed in a stud wall! With chasing, at least in Poroton, the leftover wall to the other room becomes too thin. In our opinion, there is still enough space. Almost too much. However, we moved the bathtub to the window wall. The kitchen downstairs is different (L-shaped instead of two single rows). Otherwise, the floor plan is already final. Oh, and don't choose light tiles, they're a nightmare!

thanks for your feedback. I had considered the kitchen as an L shape, that's correct. Although at the moment we also have a block solution and the passage is a bit narrow. I haven't gone through all the pages, but what construction costs did you finally end up with? You don’t have a basement, right? Upstairs a very nice floor plan, I like it!
