House placement on corner plot with south/east street

Oh I think we talked past each other, sorry. According to my preferred builder, the house can be placed freely on the plot - he has built several houses in that area.

No, I actually mean the development, from where the utilities come (telecommunications room) or where the driveway must/could be.

The staircase seems a bit daringly overbuilt to me - what does say about that?

We will sit on the terrace 90% of the time in the evenings except on weekends and during vacations.

Then just do that now - with a motorhome on the property.

I think placing the house and garage in the south is nonsense. Towards the southeast, you have a nice open view and a great orientation for the garden. I would be cautious about orienting the house and garden to the west. Probably the shadow of the neighboring house is always there, and the sun only comes onto your property in front of and behind the neighbor. But just take a look at it. However, it is midsummer now, one must not forget that!

I would definitely place the house as far north as possible. The double carport means that your house must maintain a distance of 5-6 m from the boundary. Entrance from the north (then the carport must be further west) or, if possible, from the east.

I hadn’t really looked at the floor plan further yet because I don’t consider it the final version anyway. But you’re right, overbuilding 4 steps is out of the question.

The whole house would be too dark for me :oops:
ONE window in the dining area… in the living room one side… there are only walls :eek:
I also don’t like the detour/roundabout way to the kitchen.
I would really work on or better shave down the floor plan again.
