A house is usually not built out of homelessness, but one already has an apartment and living experience (is the dining table too close to the sideboard, do you run the same marathon in the kitchen for a fried egg as for a wedding menu, ...) - this simple option to draw the current apartment and mark in red what is disturbing can be used by every builder. Therefore, I cannot understand how one can find no proper start at all. You should be able to find graph paper and a measuring tape. That brings more than indulging in model homes and trying at all costs to squeeze a Viebrockhaus 4711 onto your plot 08/15 according to the motto "there's blood in the shoe, the right bride is still at home" (or as in your case, that the planner varies the floor plan, which he has been pushing on Müllers with just as much enthusiasm since 1950 as on Meiers, by adding a second living room in the basement).

Hello everyone,

here are new, furnished floor plans of the (residential) basement and ground floor – however, we have once again changed the room layout and stair shape because, among other things, Maria was right that the room would otherwise be difficult to furnish. We are still undecided about the attic, so no floor plan here yet --> But it could accommodate a large master area and another bathroom later.

: By other points I meant more considerations about the size of the wardrobe, master bathroom/children’s bathroom vs. family bathroom, etc., which are secondary for us and should adapt to an otherwise coherent floor plan.

In fact, over the last six months we have used a very large part of our free time for exactly such considerations and had many, unfortunately not very productive meetings with our house construction company. Of course, you can’t tell that if we haven’t written anything here for a long time – so we understand your reactions.

Now we are hoping for more good suggestions from you.

Tell me: You always plan very generously, bigger than everything needs to be ... is the money available for this scale? I still see: cutting one meter on the left and right and instead going to see an architect [emoji2]

Yes, ultimately there is too much volume. If I remember correctly, a 45° roof is required (?), then the reduction must be applied to the area.

Hello, regarding the budget: the financing is secured and the current shell construction offers give hope that we will come close to +/- that amount.

A gable roof is required by the city due to the [„Ensemble-geschützten“] street view—> We can definitely make good use of the space in the attic because the grandparents often come for several months and could also have an area there.
We have already scheduled an appointment with an architect for next week. We really appreciate your tips (which is why [wz] is now also in the [ug]); if you have any further recommendations regarding the current design, we would also like to take them into account in our appointment.

Wow, you are getting quotes for the shell construction, already have financing in place but in the end still no floor plan? I find that somewhat daring.
