The exterior dimensions are 11.7x10.0m. The situation with the toilet downstairs certainly won't work - we will also consult architects again. Fundamentally, I would be interested to know whether this layout is viewed more favorably by you, what you like about it, and where you would make changes. The budget is actually another matter: We now have several offers from trades that are within the original cost framework (our planning office manages many construction projects; supposedly the companies/suppliers therefore offer very good conditions). Of course, it is questionable how much higher the costs would be for execution if we switch to an architect.

Furnish especially the living room. Placing the kitchen, dining table, and sofa there, as long as the staircase is where it is, in my opinion does not work. However, as soon as you change the staircase, the other floors change as well...

Counter-question: I am very curious to know where the sudden change of mind comes from: at first, only a tiny bit was erased within the same framework, and now a willingness to change seems to be arising – not necessarily better yet, but at least: it is allowed to look a little different than before.

In fact, it can have advantages if the living-dining-cooking area is in the basement with access to the garden. However, it is difficult when the planners make no suggestions at all or have no imagination or ambition for it.

On the other hand, you might also imagine that it is not so easy to simply change the company once a planning contract has already been signed...

In any case, we are still undecided and would therefore appreciate further advice on the planning

I find the foyer difficult to furnish. Please mark your wishes. I don't like the stairs at all. The rooms are very large. If you fear the whole thing will be too expensive, a lot can be cut without making the rooms tiny. I assume you are building in WÜ. Hill houses should be standard for the planners there. Living spaces in the basement by the garden are now normal. It's a pity that your planner is so lacking in ideas and just stretches a lot straight by size.

Maybe you should just threaten with termination and contract penalty because they are not fulfilling the planning contract.

And now straight talk: there are people who have planning talents. There are others who catch every faux pas in a plan, at least almost every one.
You belong to the latter. There is no skill in the design visible anywhere. Initial moments are recognizable, but even more time initiative would not produce building application-ready designs, let alone well thought-out, buildable, and feasible house designs.

Swallow the toad with your signature that you made or get yourself an architect.
Tinkering with a house design yourself, without any understanding of scale and proportions, does not help anyone here.
