This is a false assumption because it overlooks a few things 1. Plots are hard to get. Today you can put yourself on a waiting list and be told in a year that unfortunately someone else had 2 points more... 2. Building takes time. Even if you already have the plot secured and it is developed, nothing happens in less than a year, rather 1.5-2 years from the decision to moving in. 3. Horror stories about butcher houses, etc. The old building at least already exists, although of course one or the other surprise may be lurking. 4. Building is a lot of effort. The proverbial agony of choice with a thousand things. You either like the existing property or not. And I think we agree that the construction phase is also a lot of effort, even if you exclude personal labor. 5. In the current market, there are plenty of people who massively underestimate the need for renovation and then win the bidding process. If 90% of people calculate honestly, the 10% who don’t buy. And neither realtors nor sellers will bring you close to reality.

These are all valid points, but they do not change the principle. If there are only a few plots of land, not everyone has the option to build. Of course, it makes a difference whether a property is available immediately or in a few years; this is naturally factored in as well. The property AVAILABLE NOW simply has a higher value. Your last point is certainly not wrong either, although not everyone wants to renovate every old building to the level of a new building. That is also rarely sensible. The same effect occurs with new construction; almost always, additional costs arise that were not initially considered. In individual cases, a new building can of course be cheaper than an old building with renovation, but this cannot be generalized.

Whereas the traffic light coalition is exactly planning that. Whether it is sensible or not is another matter, you have to decide that. In combination with the heat pump obligation through the back door, it creates a wonderful time bomb for old buildings.
And yes, the traffic light coalition’s plans are officially new. But it had been foreseeable for some time that something like this would come. And then a house with 300 kWh/sqm is simply no longer such a bargain, even if you only renovate to EH 100 standards or something like that.

If that happens, it will also have a massive impact on prices. Although I don't really believe that. I still have an oil heating system from '89 running, and a replacement is neither mandatory nor economically sensible. I will probably switch to gas shortly before the 2025 ban. They won't want to alienate the voter base of retirees, so a quick and comprehensive renovation obligation is simply not conceivable. There will be endless deadlines and numerous conditions and exceptions.

I'm not so optimistic about that. The soft clauses are already known, like "only for the renovated parts," and it's also only "65%" renewable. Such rules will really only become noticeable in the next legislative period anyway ;) At the same time, the ball will be passed to Brussels, where various plans are also in the works, even with rental bans and similar nonsense. Part of that will of course be withdrawn again as a calculated sacrifice, but as always, our government will diligently approve things in Brussels that it then complains about back in Germany. But there’s nothing you can do; the evil bureaucrats in Brussels have simply decided that X...

The approaches are already recognizable today, for example here in BW: You buy a house with an old oil burner? --> Change the heating system as soon as possible and make it "renewable" in the process. Now you start replacing your oil burner. Unfortunately, without comprehensive renovation, only gas or pellets are possible. Gas has been politically on the chopping block for a long time. And gas is not renewable, so you have to "book" additional biogas or substitute measures. In any case, you can be sure that the gas heating system will no longer be replaced by another gas heating system but will definitely require a major renovation at the next heating system change. Don’t want gas and prefer pellets? Wood is after all so environmentally friendly... at least so far. But I promise you that in 10 years someone will be complaining about fine dust or pellets will no longer be considered environmentally friendly, and you probably won’t be installing a second pellet heating system then.

And whom should the frustrated homeowner pensioners vote for? Across almost all parties, the consensus is that heating and insulation need massive renovation. Except maybe for the forum operator’s favorite party ;)
