House financially feasible at about 5,000 net?

okay fair point, then I don’t get €2,750 per m² for new construction with us, but rather €3,500. And the land is 350 sqm larger. Location is no different. I still prefer the new build over an unrenovated 1981 build, don’t I ;)

It simply depends on the availability of buildable plots. If that were higher, the prices for old buildings would probably finally drop back to a normal level. It's already a crazy game at the moment. Consider yourself lucky if you already live in your own home. My children will probably no longer get to enjoy it. Just imagine how prices will rise until 2050!

The home ownership rate has increased over the past decades, currently it is falling slightly, but not dramatically.
Your children will have the same opportunities as you. Provided they have down-to-earth jobs.

It will simply work differently. Ask your parents' generation how they had to pay interest for a house. 7% interest and it still worked.

The interest rates are already rising noticeably I am curious whether I will regret moving into the Hinterm in 2 years because prices have fallen by 20%.

Realistic?

In metropolitan areas (so also around Stuttgart) rather not, in my opinion. In rural areas possibly, although Corona has shifted a lot there.

Yes, interest rates and purchase prices are closely linked because people can only pay as much annuity as their salary allows at most. That is the limit. If interest rates become too expensive, the purchase price has to go down.
