I found the staggered shed roof quite nice, and in front of the house the roof was also extended far enough out that you could certainly sit there comfortably. But then he had some gimmicks like a small mezzanine above the entrance area so you could nicely observe the airspace above the living room... that definitely wouldn’t be my thing. I would prefer a proper attic ;)

But no, there was nothing that would justify 510k + additional purchase costs (at least without realtor fees) + another 200k(?) for complete interior finishing, exterior plaster, possibly insulation, outdoor facilities, etc.

Regarding the prices, it can really only be somewhere just north of Herford. To be honest, I would look for solid used houses with a decent energy standard. They usually come with a corresponding garden as well.

West of Gütersloh, it's too cheap except directly from the municipality. But those are mercilessly overbooked.

First, look for a plot of land and then see from there. With these prices, you should be able to manage it with equity and possibly a gift or employer loan or something similar, and then plan further. It won't be a palace.

I just discovered a house here with 140sqm built in 1981 for 500k + additional costs on 650sqm land. It's simply in the neighboring village. That’s about 4000 euros per sqm unsanitary.

On our side, a saving phase was actually triggered, so there would be a bit more equity. One could then consider selling some stocks again, but definitely not all, since they also partially serve as retirement provision (ETFs).

I can also offer, or rather "outbid" that. Single-family house 95sqm, built in 1965 for 685k + additional costs on 483sqm of land. :rolleyes: (it’s around the corner from the "911 workshop")

In new construction, the amount per sqm is higher if you include ancillary construction costs, garage, garden, and land with the living area. But that’s not usually how it’s done; instead, the items are broken down into the common categories mentioned above. This also applies to existing properties.
