Well, if you deal with the topic of building, you should find out how the prices are. The best way to do this is with catalog houses from prefab construction. For €150,000 you won’t even find a house there. There are 1,000 websites that disclose information about what is important in construction and what all is coming your way. You should actually deal with that BEFORE asking detailed questions here – then you would have quickly realized that nowadays it is already difficult to build a house for €200,000 (just the house), let alone far below that. Nobody here wants to do you any harm, it’s just unfortunately the fact that €150,000 will never ever be enough for a house... So we don’t even need to go into details like Kfw70 etc.

Lawn and fence are the smallest evils of the outdoor facilities. With the investment of the said €10,000, you get the property prepared and the driveway/terrace etc. paved. And the incidental construction costs are not only construction electricity and notary, but rather earthworks, house connections (water, sewage, electricity, cable, telecom etc.), surveying, soil survey, insurances, building permit, property transfer tax, land registry entry, possibly demolition work on the property. So you should calculate at least €35,000 for that. So now you still need a new kitchen and possibly some new furniture, which will also be at least €10,000.

Let’s add that up now: €10,000 outdoor facilities, €20,000 garage, €35,000 incidental costs, €10,000 furnishings

That leaves €75,000 for land, cellar, and house. That’s not even enough for land and building materials. Sorry!!

Well, at the beginning you are allowed to have wrong views, but you also have to be able to admit that you had no idea. We also started out completely naive with the idea of building with €200,000.

By now we have spent double that and have no basement, no double garage, and the outdoor area is not done yet.

We simply completely overestimated what a plot of land that can be built on costs, that the asking prices have nothing to do with reality, and that there are plenty of people who also want to hold out their hands—just the electricity for building cost us almost €1,500 with everything included... that is only one item on an infinitely long list. But here €1,000, there €1,500, and then €800 somewhere else, and suddenly you have €30,000 less in your pocket. And no one tells you about these items at the beginning, because every seller first wants your signature. The other costs are none of their business, they happen anyway; you should have known that.

Now we don't know anything about your financial possibilities, but with the knowledge you have now received here, the next step for you would be: go to a financial advisory meeting and clarify what and how much you can afford. If the result is €150,000, you only have the option to buy an apartment or a used property. Although at this price, a major construction site is more likely to be expected.

It's really cute, this combination of dozens of expensive extras with the initial budget :o (the questions do require some experience after all)

I guess it's a bruised and banned user who wants to have a good rant here :p

I mean, no matter which construction company, you have to calculate €1200/m² to €1400/m² for the house, so we are already at €140,000 to €196,000.

Without garden
Without driveway
Without carport
Without basement
Without additional construction costs
Without notary fees
Without official fees
Without kitchen
Without furniture
Without painter
Without risks

I think the topic is unfortunately already settled...

Before the first spade was put into the ground, we already spent €35,000.... Construction start only August/September

€250,000 to €300,000 is realistic....

Hello, I can only agree with my predecessors. With 150K euros, this won't work. For comparison: we are building a 180m² house. That is somewhat more, but you can generally calculate at least 1,100 euros per m². We are in the cheapest construction area of Germany - Saxony-Anhalt, Saxony, Thuringia. Rural area. Apart from the plot with 50,000, we hope not to exceed 300K euros by too much.

Even if we take the smaller version: 130m² x 1,100 euros = 143K euros and that is just the house without any frills or basement. There is nothing included regarding energy saving, development, building plans, architect, authorities, building application etc. etc., let alone additional wishes. The facade will be the smallest problem. You might be able to do tiles and wallpaper yourselves, then it mostly ends there. Possibly also the electricity, if you know someone.. But all this might save only about 6,000 euros.

A few more tips: Maybe you can buy a semi-detached house somewhere fully finished for that price?

If you want to avoid black sheep, the best is to look around in areas where new houses are being built. Just ask the builders there! That is the best method. I wouldn’t hesitate and just ring the doorbell. Most builders are proud of their new little house and like to talk about the project. If a company is good, word spreads quickly and then there are several houses from the company with satisfied customers in the area. Best regards!
