Well, if you deal with the topic of building, you should find out how the prices are. The best way to do this is with catalog houses from prefab construction. For €150,000 you won’t even find a house there. There are 1,000 websites that disclose information about what is important in construction and what all is coming your way. You should actually deal with that BEFORE asking detailed questions here – then you would have quickly realized that nowadays it is already difficult to build a house for €200,000 (just the house), let alone far below that. Nobody here wants to do you any harm, it’s just unfortunately the fact that €150,000 will never ever be enough for a house... So we don’t even need to go into details like Kfw70 etc.
Lawn and fence are the smallest evils of the outdoor facilities. With the investment of the said €10,000, you get the property prepared and the driveway/terrace etc. paved. And the incidental construction costs are not only construction electricity and notary, but rather earthworks, house connections (water, sewage, electricity, cable, telecom etc.), surveying, soil survey, insurances, building permit, property transfer tax, land registry entry, possibly demolition work on the property. So you should calculate at least €35,000 for that. So now you still need a new kitchen and possibly some new furniture, which will also be at least €10,000.
