House construction for €750,000 with an income

What exactly don't you expect? Additional costs like, for example, waste fees, insurance, and consumption are transparent. What is still variable are the consumption costs, for which you can calculate a buffer. Wasn't it the case that you would also earn a few euros, so that your salary could cover all the extras? You already have children... so nothing can shake you, not even a day at the amusement park.

Just a quick question... what exactly does your husband do as a banker, where he brings home a net of 10 purple bills monthly plus bonus?

I mean, he really sits at the source and I don't know a single bank that doesn't offer special conditions for home financing to its own employees.

So could you briefly send me a rough job description to get an idea (feel free to do it via PM if you don't want to make it public). Then I might be able to contribute a small part.

Dear Yvonne, maybe you are right. But at the moment I don't really find the ancillary costs transparent, we don't even know what electricity and co. will cost. What does one pay for electricity and heating for a 180 sqm house? What kind of heating we will ultimately choose is also not yet certain. We are still at the very beginning of the planning, next month we first have to get the notary appointment for the land over with.

You do a calculation beforehand, before you even start such a project, especially as a banker, or am I mistaken? In any case, we have calculated everything very precisely.

There are also recommendations for the ancillary costs of the house, e.g. 1€/m² per month as reserves and 2-3€/m² as ancillary costs. In my opinion, that is sufficient.

Otherwise, it is still a luxury situation (if I have understood the stated net income correctly), our financing is calculated much more tightly. Most banks, I believe, generally calculate in advance with 40% of the household net income as the maximum that should be spent on something like this. I wouldn’t do more in your place either, because with the premiums you can make good special repayments.

What Uwe writes serves as a rough guideline. You should confidently start calculating with these values. 100 euros more or less won’t make much difference in the end.

Hi Uwe, ok, that is a good experience value. Does that include all the waste and so on? And regarding the question of whether it really has to be 750,000€: The land alone costs 260,000 €. The house in bare condition costs 380,000€ and the rest is floors, garage, nicer doors, possibly bus system... the list is long.
