Hello everyone,

I have been a silent reader here for quite some time and have read many interesting reports and discussions. Thank you for that.
We have been looking for a house to buy for quite a while. Unfortunately, there were few options or too many interested parties, so the price rose too much.

Now, we have suddenly discovered a house that we are close to buying.

The house absolutely meets our expectations in terms of size, features, including the plot and location.

Only the price still makes us hesitate. Therefore, I ask you here for an assessment and opinion on the price.

After negotiation, the house is supposed to cost 450 k€. The plot has a value of about 100 k€.

# 4.5 rooms
# Open gallery in the hallway
# Knee wall 1.80 m
# Underfloor heating throughout the house
# Guest WC with shower

# Finished outdoor area (60 sqm terrace, 20 m wall for front garden boundary, 30 m privacy fence, path around the house, granite palisade arch in the front garden, 7000 l cistern)
# Double garage solid with extended storage room: together 6m x 11 m = 66 sqm

# Plot 570 sqm (since there are no more plots available from the municipalities here and only isolated plots are sold privately, the value including incidental costs is about 90 to 100 k€, or you would have to pay at least 100 k€ to buy something comparable, trend is higher)

The house is located in Rheinhessen (between Worms and Alzey).

The house is in a condition that you can move in and do not even have to paint (we would still do it).

It has the advantage of being able to move in right away and not having the stress/effort as with new construction. This is worth money to us because of our professional situation.

Nevertheless, I have the feeling that the price might be a bit too high. What is your opinion?

You have chosen the most expensive solution of all: a practically new, finished house with everything included, including [Außenanlagen].

And still with a warranty.

And exactly for that, the price is rather to be considered cheap.

Grab it if you don’t want any stress (from building and searching).

It is simply that when you sometimes read how cheaply others build, we are just "worried" about overpaying. The financing is not an issue. But it is also about the "feeling."

My calculation is as follows:

Land 100 k€
House between 260 and 280 k€
Garage 25 k€
Outdoor area 25 k€

Total: 410 to 430 k€

Is that so wrong?

yes, completely wrong.

Property: 100k€
House completely ready to move in: min. 320k€
Garage: 40k€
Outdoor facilities: 25k€ could be right, could also be more
Additional construction costs 30-50k€

=515-535k€

+ saved nerves and time = priceless
