Hello everyone,
I have been a silent reader here for quite some time and have read many interesting reports and discussions. Thank you for that.
We have been looking for a house to buy for quite a while. Unfortunately, there were few options or too many interested parties, so the price rose too much.
Now, we have suddenly discovered a house that we are close to buying.
The house absolutely meets our expectations in terms of size, features, including the plot and location.
Only the price still makes us hesitate. Therefore, I ask you here for an assessment and opinion on the price.
After negotiation, the house is supposed to cost 450 k€. The plot has a value of about 100 k€.

# Plot 570 sqm (since there are no more plots available from the municipalities here and only isolated plots are sold privately, the value including incidental costs is about 90 to 100 k€, or you would have to pay at least 100 k€ to buy something comparable, trend is higher)
The house is located in Rheinhessen (between Worms and Alzey).
The house is in a condition that you can move in and do not even have to paint (we would still do it).
It has the advantage of being able to move in right away and not having the stress/effort as with new construction. This is worth money to us because of our professional situation.
Nevertheless, I have the feeling that the price might be a bit too high. What is your opinion?
