Honest opinion about the bungalow floor plan - approximately 175 sqm

Hey,

I had always had the impression that a shed roof and a flat roof are rather cheaper than a gable roof. Of course, it will be more expensive for us due to the large surfaces, that is known to me/us.. But as mentioned before, the costs should not be the subject of my question, as the budget is not yet fixed and is only a first "ballpark figure".

Since we live directly next to the construction site in a purchased house, we don’t really have stress there. So it can also take a year.

1) What alternatives to the hallway could there be? Our idea behind it was that from the hallway we can reach all rooms accordingly and preferably one after the other.
2) Child 1 comes first and paints first, just kidding. Children come one after another, which is why we decided on one smaller and one larger. And if it stays at one, well, we still have a hobby room.
3) The guest toilet was previously located in the hallway; after shifting it to the right part of the building, the hallway just became larger. Possibly the wardrobe could be placed on the other side.
4) As for the development plan, I have to admit I’m at a loss… Honestly, I relied on the statement from the architect and the district office.

The terrace is supposed to extend from the "corner" on the right side all the way to the garage. However, I also see the possibility that a small storage space for leaves or similar might be created due to the wind.

The garage is indeed unheated, yes, but the entire building including the garage should be double-shell. This has not yet been implemented in the drawing.

With the same level of tightness, a flat roof is always somewhat more expensive than a steeper pitched roof; but above all, every change/transition in the roof surface costs. That means even if both variants were the same price, the flat roof part between the pitched roofs would result in an additional cost (which, in my opinion, pays off due to the appearance).

Exactly. At the same time, the younger child is somewhat smaller than the older one, and if they are identical twins, they simply get the larger room together. Only with fraternal twins would the partition wall have to be moved, but in such a case, I consider drywall construction practical anyway.

Practically convenient for EL if you live next door. No question. But it actually makes the thing with the "helpers" even worse: you walk past the house every day, for weeks.... and wait for person X or Y and nothing progresses. You have no way to somehow put pressure on them.

The billing with bg Bau also gets funny then: €15,000? Already planned?

PS. regarding the actual question: I don’t think the house is so bad as it was sometimes portrayed here. The potential for making things worse by re-planning seems quite high to me. I think a few careful changes to the current floor plan are enough.
