In Lower Saxony already. However, at €1800/sqm I would rather see the standard house type (rectangular and gable roof).
Shed roof is more expensive, flat roof is more expensive, then you have two connections (flat roof/wall) that must be correctly executed to keep the house dry.
More work for the roofer, etc.
Then an insulated garage... oh dear... then you are close to 400,000.
With architects, always take 20% instead of 10% as a buffer.
However, the €300,000 estimated by the architect is confusing, as architects calculate including earthworks.
I count these as incidental construction costs.

I had always had the impression that a shed roof and a flat roof are rather cheaper than a gable roof. Of course, it will be more expensive for us due to the large surfaces, that is known to me/us.. But as mentioned before, the costs should not be the subject of my question, as the budget is not yet fixed and is only a first "ballpark figure".
