Home financing: Is it sensible or should we wait a bit longer?

Who decides that? So far, I have always felt very comfortable with laminate. I can of course understand if someone wants something else.

But just because someone doesn't like something themselves, it doesn't mean that others won't like it.

It's the same with a kitchen... I have often read here that you should expect to spend 20,000€ on a kitchen. I would spend a maximum of 7,000€ on a kitchen, and "to my taste" there are already very nice kitchens available for that amount.

I won't let that statement stand as it is now.

My aunt had - admittedly high-quality - laminate flooring installed six months ago. You can't tell the difference between parquet and laminate. The €4.99 offers from the hardware store are of course out of the question.

You also don't hear any clack-clack on it.

But although the laminate is high-quality, it is significantly cheaper than parquet. Although you hardly find really nice, thick parquet anymore. Most parquet offered has a wear layer of only a few millimeters.

We will probably also lay (high-quality) laminate upstairs.

Hello,

I wanted to give a current status update on the discussion here.

My boyfriend and fiancé (we are getting married in 2016) and I are currently building. On Thursday the site was staked out, soon excavation will begin.

We have budgeted €285,000 for the house - with buffer and kitchen: €315,000.
The kitchen is already purchased and costs €15,000.
The plot is on a leasehold and costs €1,200 per year.
We are building in Koblenz with an independent structural engineer.

I am now 27 and work as a psychologist with a permanent contract. I earn €2,000 net for 30 hours (entry-level salary). My boyfriend earns €2,800 net.

We pay €1,250 per month plus €105 leasehold divided between KfW, bank loan (5.46% repayment, 10-year term) and Wohnriester.

The house (172 sqm) has underfloor heating, central ventilation system, solar system, gas boiler, heat exchanger, Poroton S9, no basement, flat roof with green roof, carport, including outdoor facilities + shed, wood-aluminum windows (triple glazing, with lift-and-slide system in the dining room), parquet and tiles, concrete staircase with wood on top, partial wood cladding outside (silvering), natural stone facade offset at the entrance.

Are the ancillary construction costs also included in the 285 TEUR?

Wow! For the house you described, that is really a good price. We only pay that for the house without additional construction costs.

Yes, it is indeed a very good price. The civil engineer has a very good reputation but is also very affordable. However, my boyfriend and I designed the house completely by ourselves, exchanged ideas with two architect friends, and of course, under the critical eye of the civil engineer. I hope it turned out well.
