Home financing: Is it sensible or should we wait a bit longer?

That would be really something else if now everyone moved to the beautiful Münsterland :P And maybe the construction companies and craftsmen here are just a bit cheaper than elsewhere, I can't judge that.

What I simply want to say is that of course there are areas where you have to expect €350,000... but there are also areas where you can build much more cheaply. And when I then read, among the many confused inquiries from people who are worried about whether they can build or not (I was one of them when I registered here), answers like: "Build for under €350,000? Forget it"... that really annoys me. Because statements like that just scare people even more and unsettle them further. After reading here for several days, I almost gave up and thought that maybe I just can't afford a house after all. But after the many conversations I've had in the past weeks with acquaintances, I know that it is definitely possible.

And by now I am someone who says: "Of course you can build completely for €250,000. It just depends on where you build and what your expectations are."

I have never read here that someone has flatly said that you cannot get a house including land, etc. for €350,000. If anything, it is always supported by numbers, and I assume that in this case b0012sm has overcalculated the questioner's expectations with the usual values. And took the large values (140 sqm + large plot) for that.

Here in the forum, plot costs are usually excluded. And honestly: lately, house dreamers who expect a monthly repayment of €700 have never heard of development or incidental costs or have just completed their apprenticeship with a fixed-term contract. The advertising with the interest rate is tempting. They inquire about the facts here and—of course—are presented with the worst case. But better that than sugarcoating.

The OP is asking about a situation where only one borrower is an option. At the latest, the bank will shake its head. The construction cost can be €50,000 less. The loan amount no longer matters here; the financial situation is not given.

Yes, that's true. The sizes are already quite large and maybe we will shrink a bit at least in terms of living space. Because 120 sqm actually seems big enough to me, but my boyfriend finds it too small! But he grew up in a house with a total of four siblings + parents and I am an only child.

So in terms of the plot, we definitely want to stay under €100,000 (including additional costs) and that will be possible for us here. There are even plots further in the Hunsrück - yes, I actually come from the Rhineland and we would want to build somewhere in the Koblenz area - even plots over 500 sqm for €25,000. We would still have to weigh where we want to be in terms of family and also in terms of travel times. But most likely it will be the Koblenz area and not the Hunsrück.

Well, we probably won't start building until I have finished my studies. But I or we do not want to be taken as financial support because I simply cannot guarantee continuous solvency. Or does the bank not care - as long as there are two people who somehow work, even if the woman is temporarily unavailable?
