Home financing: Is it sensible or should we wait a bit longer?

1.) Budget of 315 TEUR for house, land, and incidental costs? If yes, show me the provider who can manage that. I can’t imagine that will be enough. Construction expert says more on this. 2.) Your boyfriend’s salary will realistically not be enough for a house with total costs around 400 TEUR to cover the installments. Only if together and also only with your permanent employment in the near future and after the probation period. Then maybe there will also be more equity. Which brings me to 3.) The equity!!! 30 TEUR might barely cover the kitchen and the incidental purchase costs of the land, possibly more equity available from parents etc.? Conclusion: if you want a home straight away, look for a nice existing property around 250 TEUR if that exists in your area? If not, save equity and then build when you are both established in your jobs and in the relationship. In my opinion, interest rates will not rise significantly in the next 2 years.

You can also build nicely for under €300,000... including the house, land, and all additional costs -.-
Slowly, I really can no longer understand why there is always panic here that you can't build for under €350,000??
I've written it before and I'll gladly write it again. I have talked to many home builders in my circle of acquaintances and out of 8 people, NONE paid over €300,000 in total for everything. Most were rather around €250,000. Of course, there are no limits upwards, and depending on where you build, you can quickly pay €150,000 for land. But there are also areas where land is available for €50,000. And if someone needs a kitchen for €20,000, or has their garden completely landscaped by a landscaping gardener for €20,000, then you quickly reach such amounts, but not with simple expectations.

Then tell us where? I may not be at the calculated euros from the building expert either, but I am also building a) on leasehold... b) in Northern Germany...

So for me, there are plots of land from €40,000 upwards. So for me, at least, it is possible to buy a plot cheaply. We definitely do not want to spend €400,000 on a house. As I said, we are calculating with one salary - and specifically his. If I become unemployed (and that will certainly happen) or am a mother and stay at home, then my salary is simply missing. Therefore, €400,000 is not an option. But €320,000 should actually - in my opinion - be enough for the plot and the house. You don't always have to live close to the city; a little outside and a 15-20 minute drive to the city and suddenly the plots are already cheaper! And we don't have high demands on the house.

And yes, there are already beautiful existing properties from €200,000 upwards here! And why immediately? We are already renting!

In NRW... Münsterland and Rhineland for example... there are areas with plots (450sqm) for 45,000€.

Well, with us the plots of land are not much more expensive (let's say double) and then you have to buy at least 650m2 or in other areas 1000m2. And you have to admit that we can't all move to [Münsterland] now (and don't want to) And it's not us homeowners who set the construction prices, but the companies in the region.
