Unfortunately, the development plan puts a stop to that. Max. 2 residential units are allowed.

That does not exclude a gable roof with a non-full storey! That’s EXACTLY what I mean: builders often tangle their wishes with the regulations and make many things unfeasible, even though they are explicitly allowed.

That is true, that was expressed somewhat awkwardly. The height limit throws a wrench in the works. Because if you build 2 full storeys, the maximum height is reached. :)

That would probably be the case with 1 VG + DG as well. ;) What is the maximum height specified?

Hello,

For me, who spent a lot of time last year dealing with our [Baufinanzierung], all of this sounds quite doable!

We have roughly similar new construction costs as you, about 800k including land. I earn even a bit less than you, and only have one current income. (My wife is in her second parental leave)
Our invested equity was "only" 100k, but we have planned everything thoroughly and secured financing for 30 years at a fairly good interest rate (1.5%).
Therefore, to be honest, I don’t see any problems with your intended financing!

I also think that sounds quite doable, especially since the construction costs are set relatively generously at just under 600k? Or is it really that expensive in that area?
I would also try to include at least a little something for the outdoor facilities. Plan a buffer of around 20k, and if you don’t need it for the house, do the bare minimum in the outdoor area.
We built like that too. Just the house at first, for cost reasons, we’re doing the outside gradually ourselves.
But it’s a simplistic calculation. If you live there, you don’t want to trudge through mud and gravel every day, constantly carrying sand into the house, and if you look out of the big living room window, you’re looking at a muddy landscape – we didn’t last even a year with that. :)
