We have reserved the plot and the final price including real estate transfer tax and notary fees is €220,000. The Ulm model sets an affordable price to prevent speculators from having a chance. Otherwise, you are of course right, in the "wild" prices are usually much higher. Luckily not here.

Yes, we will buy the plot at that price. :-) It is reserved for us and the prices here are set by the city. If you google the "Ulmer Modell" you’ll find more about it. What do you think is still missing in insurance premiums? We have liability, occupational disability, life insurance, and building insurance included in the calculation. Sure, living costs will probably rise further. But then the wife just has to step in!

Yes, we also look at the elimination of spouse splitting with some unease. But as I said, at the moment the woman only works on a 450 Euro basis and that will have to change. Can we see the floor plan? 160 sqm would probably be completely sufficient. For the calculation, we first assumed more so that we don’t end up realizing either space or money is not enough.

It is self-saved equity. Of course, before the children we had significantly lower costs, especially for housing.

What do you mean by Hamburg? We assume reserves of 800 euros/month for repairs and other expenses.

The Ulmer Model is explained very well in the documentary "Kampf um Bauland - Boden für alle da," although the documentary mainly focuses on Tübingen and the expropriation of grandchildren’s land, but this documentary convinced me, for example, that it is wrong not to have a say.

550 k€ 20 years as full repayment at an assumed 1% interest rate, 2529 € installment. + additional costs you end up at approx. 3000 €. I consider that hardly/ not representable - with a view to the cost of living. (Trend rising). All insurances together for 195 € is "clear". A good BU alone already costs >100 €. Liability/household contents/risk/life…
