Excuse me. That must have slipped my mind. But I don’t quite understand how that is relevant to the assessment of financing capability. But here are the requested details: 2 full stories as the maximum limit Eaves height max. 6m Ridge height max. 8m Roof pitch 18 to 48 degrees Roof pitch is mandatory – so no flat roof except for garages and single-story additions

A [Dachgeschoss] should be realizable there. Maximize the eaves height to 6m and then set the ridge height with about a 25-degree roof pitch. Possibly dormers to gain even more space. Of course, a ceiling height of 2.70m+ will no longer be possible, rather around 2.40-2.50m (after screed) in the full floors.

Thanks for the assessment. However, for us only high ceilings are an option and honestly, living on 4 floors (which we currently have: basement, ground floor and 2 upper floors) is not what we imagine.

We would rather build a bit more floor area (which is quite possible in our case (730 sqm, floor-area ratio 0.4)) than use the roof like that.

Honestly, I do wonder whether such roof use (with dormers etc.) wouldn’t be more expensive than increasing the floor area.

For the dormers, you only pay the surcharge for the dormers themselves; the larger floor area costs apply on all floors including walls.

Upwards is already more expensive. A potentially cold roof becomes a warm roof, on two floors there is a need for space for the stairs (which also costs money), you need useless hallway space again in the attic ... you also have to want to live on three levels. If increasing the floor area is possible, I would prefer that.
