550 k€ 20 years as full repayment borrower with an assumed 1% interest rate, 2529 € installment. + additional costs you end up at about 3000 €. I consider that not or barely feasible - with regard to the cost of living. (Trend upward). All insurances together for 195 € is "clear". The occupational disability insurance has been running for a very long time and is well below 100 euros. But it is true, full repayment in 20 years is ambitious. As I said. Hopefully the wife's salary will still be there then. I think we won't get around a good bank consultation. But it doesn't seem completely impossible.

Can we see the floor plan? 160 sqm would probably be more than enough. For the calculation, we initially assumed more so that we don’t end up realizing that either space or money is not sufficient.

14 sqm study

= 38 sqm

-> Total 158 sqm with 4 equally sized children’s rooms/study rooms.

One solution lies therein, for example: building with a suitable gable roof – then you get additional living space in the attic... Urban villas do not offer such a thing.

And then a good term life insurance for both.

If you are already married, as it now sounds, don't worry too much about the elimination of the spouse splitting. According to various media, they dare not touch existing marriages, as it is legally too sensitive. It will probably only affect newly concluded marriages. How this can be reconciled with the principle of equality is not my problem...
