The occupational disability insurance has been running for a very long time and is well below 100 euros. But it is true, full repayment in 20 years is ambitious. As I said. Hopefully the wife's salary will still be there then. I think we won't get around a good bank consultation. But it doesn't seem completely impossible.

This is roughly how it looks for us:
Ground floor: 10 sqm utility room
2 sqm guest WC
7 sqm wardrobe + hallway
41 sqm kitchen living dining
= 60 sqm

1st floor:
16 sqm bedroom
14 sqm children’s room 1
14 sqm children’s room 2
10 sqm bathroom
6 sqm hallway
= 60 sqm

Top floor:
14 sqm children’s room 3
14 sqm study
4 sqm hallway
6 sqm guest bathroom
= 38 sqm

-> Total 158 sqm with 4 equally sized children’s rooms/study rooms.

I think that's too tight for 5 people to come. The OP already has the 5 "noses" at the table.

One solution lies therein, for example: building with a suitable gable roof – then you get additional living space in the attic... Urban villas do not offer such a thing.

And then a good term life insurance for both.

By the way, it is a myth that you have to be financially free by retirement.

If you are already married, as it now sounds, don't worry too much about the elimination of the spouse splitting. According to various media, they dare not touch existing marriages, as it is legally too sensitive. It will probably only affect newly concluded marriages. How this can be reconciled with the principle of equality is not my problem...
