Good morning keroysn,

I don't want to go further into the above-mentioned calculation, but calculated with the house price on 127m², I think (I am still in the preliminary planning) it won't add up. You should use 1600-1800€ per m² as a guideline. Without cellar, without garden, and without garage.

These are the values I have been able to find out so far and which have also been noted here in the forum.

I no longer believe that it fits. Compared to many others here in the forum, we also built cheaply, especially in the affordable east of Germany. Lower Saxony is also not a high-price area, but we signed our construction contract in 2012 and at that time the price per m² was already higher than yours. Since then, construction prices have risen even further.

Not enough. Apart from that... ancillary construction costs, kitchen, moving, exterior, etc. must be financed from equity capital. Painting work, etc. can be included in the financing. But then we are still talking about 100% financing. It would be better to finance ancillary construction costs, kitchen, moving, exterior AND 20% of the house construction from equity capital.

Clear conclusion: save significantly more equity capital. With an income of 4200 EUR, a good amount should be saved within 2..3 years.

The usual (known in every 2nd thread) questions will be asked again now .

Have you planned children, is a car involved, why no equity, etc. etc.

You need to answer and go through these questions beforehand, then make a new calculation which I find realistic. I just suspect that your expectations regarding the prices will currently not be sufficient.

I have also had to pay a lot of tuition fees in this regard and was able to learn a lot through this forum here. ;)

That depends on the preferred provider of the OP; but the flooring work will certainly not be included in the TEUR 172. Otherwise, the architecture reflects a simple catalog house.

Of course, conversely, the TEUR 172 may also have been paid too expensively if the BB is "cleverly" set up ;)
