Yes, I will probably just have to wait until autumn. I had hoped to initiate some general considerations and to explore the possibilities that such a hillside location brings. Nevertheless, thank you. Of course, to everyone who has written here.

My patience with planning runs out no later than here if I don’t at least know the property from photos or the development plan.

The OP certainly has the chance to provide more information here. ;)

It can't be that hard to mark the elevations in the plan yourself.

I would like to provide the contour lines, but so far we only have an old, yellowed development plan where the lines are difficult to discern. I assume there are four contour lines, the values of which I do not know. It is estimated to be a slope of about 15%. Since the street is downhill, the slope is somewhat steeper in the south than in the north. Unfortunately, I do not have any more information at the moment.

Who does not know their country cannot plan. First do your homework and then come back. Depending on the federal state, you can obtain a lot of information about properties in [Geoportalen].

A photo of the [Bebauungsplanausschnitt] can often say more than you think. Definitely better than nothing. Gather information. Get a topographic map? Search for your property on [Geoportal]. A photo on site often helps as well.

Is the street on the right? In which direction does the street slope? In which direction does the terrain slope? What does the [Bebauungsplan] say about terrain modeling, building envelope, wall heights, ridge heights, floor area ratio, plot ratio, specified finished floor heights, driveways, garages, carports, outbuildings, ridge direction, fences, retaining walls, etc.?

Do the contour lines show the plateau?

How did you measure the 15%? Your sketches show much more?
