A photo of the development plan excerpt can often say more than you think. Certainly better than nothing. Gather information. Obtain a topographic map? Geoportal search for your property. A photo on site often helps too.
Is the street on the right? In which direction does the street slope? In which direction does the terrain slope? What does the development plan say about terrain modeling, building envelopes, wall heights, ridge heights, floor space index, floor area ratio, specified finished floor heights, access roads, garages, carports, outbuildings, ridge direction, enclosures, retaining walls, etc.
Do the contour lines show the plateau?
How did you measure the 15%? Your sketches show much more?
I will try again to enter the information I have into a sketch. The first sketch was also an estimate. The neighbor to the south has a garden that is about 15m flat into the property (The neighbor to the north also, the street slopes down that way).
For the height I only estimated the height of the retaining wall and added the floors located on the slope. That is of course very inaccurate, but I thought at the beginning that would be enough for some general ideas or tips. In any case, I now know that I know too little about the rather demanding property.
