I will try again to enter the information I have into a sketch. The first sketch was also an estimate. The neighbor to the south has a garden that is about 15m flat into the property (The neighbor to the north also, the street slopes down that way).

For the height I only estimated the height of the retaining wall and added the floors located on the slope. That is of course very inaccurate, but I thought at the beginning that would be enough for some general ideas or tips. In any case, I now know that I know too little about the rather demanding property.

So the architect should make the effort to come to an on-site appointment with an expert eye, after that he can go into hiding again for a few months.

With the vague descriptions, I would do it like this. Ground floor somewhat above street level. Then basement with garden and terrace

Carport or garage depending on the conditions of the development plan

Thank you for the planning. I basically like the idea. I just fear that it would not be allowed :( In the plan, I found the following: "Garages are located within the residential building, no alternative locations (also for parking spaces)." That probably means that garages attached to the house with edge development are excluded and carports anyway, right? Or can you get that approved? In the year the plots were developed, the word "carport" did not even exist yet. Embankments at garage: secured from 0.5 m above wing wall Furthermore, I found the following information in the development plan: Floor area ratio: 0.4 Gross floor area ratio: 0.8 Maximum number of floors: 3 Forward and backward stepping of building lines is not allowed (no bay windows?) Here is the sketch: Embankments and excavations: permissible with the construction of a retaining wall from 0.5 m up to 1 m above terrain
