General criticism of architecture, spatial layout, exterior appearance

Who is the planner: Architect
What is especially liked: Room layout, lots of light, functional despite design aspect, space-saving (more garden)
What is not liked: Parts of the exterior appearance, many stairs

Why is the design the way it is now?
We generally like the Bauhaus style, but not monotonous buildings. Since we don't have the space for a nice house in the Bauhaus style, we preferred a city villa or a modern gable roof. However, we then saw designs with a staggered floor, which we liked.
Advantage of the staggered floor: Bedroom and bathroom separated (from the children, etc.), nice view, floor area of the house does not have to be so large, photovoltaic system easier to install
Disadvantage of the staggered floor: Many stairs (especially later in old age), no roof as storage space

What makes it particularly good or bad in your eyes?
Good: Orientation: e.g., stairs in the north, bright stairs and no dark hole, bathrooms with morning light, corner windows for e.g., more light in the evening
Bad: Front exterior facade

Our "problem"
The architect implemented our requirements (number of rooms, accommodation of existing wardrobes, etc.) and his design looked nicer at first, but we did not want floor-to-ceiling windows in the children's rooms and the parapet height is not optimal visually but better for room usage.

Our problem is that we are undecided about the design because it is quite special. Also with regard to a possible sale. Certainly, we do not want to sell the house, but in an emergency it can happen and then the question is whether such a design might scare off many buyers.
If we made, for example, a city villa or a gable roof, we probably wouldn’t have this problem and would have storage space, etc., but less garden.
Maybe we are also hesitating a bit because we only have this one alternative and somehow feel forced to take it. Of course, it could be that if we get another design with a city villa and gable roof, we would decide for the design because then we could choose and have seen the alternatives. Do you know what I mean?

What is the most important/fundamental question about the floor plan summarized in 130 characters?
1. Do you think there could be problems with the architecture if we want to sell the house?
2. Do you have general comments on the design?

P.S. The color of the facade is to be gray and not a brown tone as shown in the drawings.

I think it's cool.

However, I wonder how the car gets into the garage – there's one wall too many, right?

You have 26 sqm of bedroom. Very comfortable – I would already consider a separate dressing room. It has the advantage that you can get up separately well.
For the roof terrace, I would consider an outdoor sauna standing there *sigh*

Children's room: I find windows with normal parapet height really dull there, and since only windows to the front are planned, somehow too little as well. If it shouldn't be floor-to-ceiling, have you ever thought about window seats?
Swap child 1 and the office. Poor child 1 won't get any sun otherwise.

Overall, the "children's floor" is the only thing I might tinker with a bit.
Right now, the office and shower bath have the prime side, the storage room also gets good sun, both children's rooms in the northwest are relatively dark by contrast. That might still be optimized.

I think it's cool. But whether I would buy it? Don't know. I don't like the view from the garden that much. The white square is too massive for me. But I do like the other views. Staircase in the living area with 3 kids, this has already been discussed here several times. Those with experience mostly reject it because it's too noisy on the floors. Personally, I also don't like it when the bathroom door opens directly from the bedroom. Possibly the partner has to endure my stomach noises half-asleep at night or early in the morning. Annoying. This mini storage room between child 2 and 3 is supposed to be soundproofing. But I find that nonsense again. The laundry in the children's bathroom I find semi-well solved. That would be too tight for me. But the storage room as an alternative is even tighter. Hmm. Technical room without a window is out of the question. Otherwise, I think it's great.

Basically a nice floor plan. In this case, I would definitely put a closed door between the living room and the stairs, because with the front door (or glass door) open, the postman or the Hermes delivery guy can look directly onto your sofa, or the kids-teenagers can get on your nerves. That would make me feel uneasy. However, this can probably be added later if that insight is missing now. Intuitively, I would swap the tall cabinets with the sink area in the kitchen. And as for the appearance: in my opinion, the stepped floor is too high. It does not fit the other proportions. The house itself is not big... if the floor area ratio allows, I would do without the stepped floor and add "something" on the ground floor.

Could imagine that there is a lack of storage space and room in the living room area. Sofa for 5 people TV, DVD collection, stereo system, dresser or cabinet with games, crafts stuff, sheet music, etc.

It’s a carport, not a garage. You could even extend the carport so that 2 cars can stand one behind the other and 2 cars in front of the house. But we want to build a garden shed for bicycles etc. behind the carport.


In the drawings, red lines are drawn. Our wardrobes could be placed there so that a “(storage) room” is created behind. But we have to see whether we need/want that. We are not such fans of walk-in closets. Yes, a walk-in closet is nice, but the “real” walk-in closets are usually a bit bigger and so is the bedroom. We prefer one big room. In catalogs etc., wardrobes and beds are always shown in big rooms. Better one big room instead of two small ones. At night you also have more oxygen etc.

We have a window seat in the ground floor in the middle. The windows on the upper floor at the children’s rooms are really a matter. I don’t like it very much either, but my wife does not want floor-to-ceiling and covering the lower part with privacy film doesn’t please her either. Hmm...

Yes, the stairs were always a point. We wanted to get as little noise as possible in the upper floors. It’s not that easy. With a staggered floor it is hard to realize differently, because otherwise it would always be badly located. The sound should not be able to spread so well and if it does, I want to equip the stairs with sound-absorbing materials. For example, there are stone walls etc. that break the sound.


No, normally the children’s rooms were even bigger, but we find 15 sqm sufficient and still have a storage room. We don’t have a cellar, so you need storage space.
The laundry should be on the upper floor, as that is where it is generated and needed again. I find it nonsense to carry dirty laundry down the stairs first, only to carry everything back up later

I have to check again, but from the interior view you couldn’t see the sofa from the door. You have to take a few steps into the apartment first and then you see the sofa. This is intentional because it creates more space and visibility. The architect pulled the wall down at the stairs and the hallway became a “narrow” corridor. That’s why we decided against it. Yes, we have thought about that too. Currently the ground floor has 2.8 m ceiling height and upper/staggered floors 2.6 m. I would lower the staggered floor to 2.5 m. Our wardrobes are 2.4 m. So max would be 2.45 m possible.

At the entrance there is space for ceiling-high cabinets and on the opposite side space for a mirror. Cabinet with games... we did not think about that because they are currently not in the living room either. But here the TV wall would be suitable. The TV will hang on the wall anyway and below there is space for games etc. DVD collection is rather small. We often go to the cinema or stream.
