Hello Steven. Do you mean making the kitchen bigger or the living room smaller to leave out the edge? The disadvantage of the former would be that the utility room becomes even smaller. The disadvantage of the latter would be that the room where you spend most of your time becomes smaller.

As far as I know, border development means everything within a distance of up to 3m from the property boundary. Whether you put it directly on the boundary or keep a 2.74m distance doesn’t matter. At least that’s how I understood it. Correct me if it’s different!?

Regarding the size of the utility room, I will now take the measurements of the heating system, washing machine (& dryer), water and power connections and try to place them there. But since we might be able to create a storage space for cleaning supplies under the closed staircase, I think we could live with the size. Because taking away space from living rooms to have a bigger utility room doesn’t really appeal to me!

    [*]I think I will push the wall in the kitchen a few centimeters towards the utility room and inset the one from the living room a few centimeters so that the whole wall will then be aligned. This should eliminate the "bottleneck" at this spot.
    [*]The utility room is actually small. The wish to get directly from the garage into the house (and to get the groceries straight from the car into the fridge) was there from the beginning. I won’t be able to get us out of that anymore. I think we have to accept that we will have to store some things (drinks, etc.) in the "spare cellar" garage room. Because there really is a lot of space there.
    [*]I haven’t really made progress with the bathroom yet. Obviously, it makes sense to move the sinks towards the window, as some of you suggested. I think the bathtub is pretty well placed there. However, I wonder, if the toilet moves to the back right corner where the shower is supposed to go?!



The knee wall is 84 cm.

Hello Hoeffa, I would make the kitchen bigger and make the utility room smaller instead. I would be stingy with every centimeter in the living room. If you move the door to the garage opposite the door to the hallway, you have more space in the utility room. With some skill, the rooms can be arranged with shelves so that quite a bit fits. And the room behind the garages is really great. Or you place all the equipment like washing machine, dryer, heating, etc. right behind the garage.
Border construction: as far as I know, it is either directly on the boundary or a 3-meter distance. An in-between is not allowed.

I only know about the border construction as Steven quoted it. Possibly ask again. I would also rather make the utility room smaller at the expense of the kitchen. Bathroom: possibly an L-solution? Shower with opening to the window after the door on the side where the toilet and washbasin are now, washbasin on the side wall, bathtub (possibly corner bathtub) a bit more under the roof.

Your architect should do that, as they also know the installation clearances. In front of electrical connection boxes, etc. Believe me, there’s no space left there. The room will be about 3.5x1.8 m.

to use more sensibly. Exit from the kitchen and then immediately turn left into the room. By the way, in the kitchen I would choose the right-hand wing as the DK-wing to open to the terrace. This way, the opened terrace door does not block the kitchen unit.

I correct myself. 2 meters are possible. But only if the neighbor registers the distance area on his property as a building obligation in the land register. However, you have to clarify this with him beforehand.
