Okay, I will find out more about the border construction again. If it is not possible as initially thought, then the garage will be placed directly on the border. The idea behind all this is that we can comfortably walk around the garbage bins that are supposed to be behind the garage instead of having to maneuver them through the garage.

That is proving difficult. The whole area is a new development and as far as I am correctly informed, there is no neighbor yet—meaning the property has not been sold yet.

And I would not advise anyone to sign this so-called [Abstandsflächenübernahmeerklärung]. It means nothing other than that I grant someone rights on my property. Which, of course, has a diminishing effect on the value in the event of a resale. Therefore, you cannot be angry at any neighbor if they do not want to sign something like that.

There is certainly another solution for the trash bins (small trash bin shelter by the street?).

Border construction means exactly on the boundary. Not even 10 cm off. Otherwise, at least 3 m distance. You can have a building encumbrance registered with the neighbor, but very few will do that. This increases their distance to 4 m and border construction is no longer allowed. In a new development where I probably won’t know the neighbors anyway, I wouldn’t get involved with something like that.

Have you ever considered enlarging the garage a bit and then setting up a technical room at the back? Then the [and possibly even the washing machine] could move into the room and you would have the utility room as a pantry.

That's no longer possible. On the one hand because this will be a prefabricated garage, and on the other hand, it's financially no longer feasible. However, one must not underestimate this utility room. So I think a pretty good solution might be to possibly place the washing machine and dryer there. That would relieve the utility room somewhat for the necessary house connections. Fortunately, the heating is very compact (ground source heat pump compact unit --> hot water storage integrated. Dimensions are WxHxD 60x172x72).

My architect and site manager will have to explain to me how they imagined the boundary construction :-P If it's as 86bibo says, then we will probably have to attach it directly.

But then you also have to provide heating there and connections for water, wastewater, and electricity.

Why do I have to heat? Sewage connection is a good idea ;-)
