Floor plan: who has the master bedroom on the ground floor?

thanks for the feedback!

all these points have already been adjusted, just not 1:1 in the drawn plan.

- Garage is allowed as is. We only have to keep 5m of stacking space in front of the gate (we have it in front of parking space 1; in front of parking space 2 only 3m, but we have several 3m precedents in the immediate neighborhood that were approved.)
- Site coverage ratio 0.4 + 0.2 for ancillary facilities
- Doors will be 90cm doors
- For the floor-to-ceiling windows, French balconies will be installed.

What would you plan differently?

That not only somehow doesn’t fit at all with.

But is also a disgrace to the architect, whom it seems advisable to replace. Apparently, he is proceeding here in a highly unprofessional manner and has merely convinced you with a wish-fulfillment picture. I would also derive extreme caution from this (no, honestly, even great suspicion whether the pool is really "drawn in" the budget. In my experience, these are indications of a " warns" architect – did you perhaps only commission him for the scope "service phases 1 to 4"?

1. According to the tiny excerpt of the development plan, the plot has a half-meter height difference in the reference height to the neighbor. This is already a strong indication for the assumption that the 11ant basement rule would result in the assessment "basement = luxury." In the elevation drawings, not the slightest trace of this half meter can be seen. Unfortunately, I read this as an initial suspicion that the architect (is he even a freelance one?) has only familiarized himself with the building envelope from the bird’s eye view and otherwise left service phase 1 to the gods’ protection.
2. On this basis, a clean clarification of building volumes may not have been possible either. Consequently, the spatial program may be incorrectly distributed across the levels, and a possibly to-be-abolished basement will still throw a wrench into the works of the ground floor layout if the building envelope no longer provides the required additional basement replacement room.
3. The upper floor has "priority" in proving the implementation of the spatial program. This means: until the upper floor is "fully" planned, a ground floor obviously cannot be derived from it. The shown ground floor is therefore suspected of being a fantasy house.

The drawing presents a “neat, but planning-wise sloppy and doubtful” house exposé that primarily (and possibly nothing beyond that) allows a checkmark (at least of the appearance) of fulfilled wishes. Incidentally – just by the way – the jamb of the terrace door is depicted inconsistently.

While at first I only thought it was a nice gesture from you to update us after a year (albeit only with drawings instead of pictures of at least the shell construction once), it now seems to me an unintentionally clever measure to show the child not yet fallen into the well in time. For the architect, that is, to put it mildly, “no credit,” but for you I hope the benefit outweighs the shock of feedback that cannot unfortunately be founded on shared joy.

Well, roughly it should be present, since it depends on the ground floor - just as the ground floor depends on the upper floor.

I somehow like the design. Except for one big point, more on that later.
Criticisms regarding the comparison of room sizes LR/Kitchen or similar are ultimately irrelevant, as long as everyday life can be managed satisfactorily. One person just values a living area, another needs an oversized kitchen to pursue their passion.
I consider the furnishing of the bathroom still expandable, where no separate privacy screen is needed. I find such screens unnecessary anyway in a bathroom used by spouses. For sensitive toilet planning, an L-shaped shower is suitable.
I would also plan doors on the ground floor to be 100 cm wide, including terrace doors and windows!
What I personally do not like are the windows in the dining area. A homogeneous room is not planned there. Personally, I would also never let a corner bench in the dining area lead the windows. In 10 years, you will no longer want this corner bench thing anyway. That window front is very important for this room.

If you had the upper floor, it would make sense if the bedroom swapped with the bathroom. When it comes to accessibility of pool/bath: I find the swap of terrace/seating area and pool more logical anyway. And then you can also reach the bathroom from the east via a path. Whether you basically imagine that all pool users use your bathroom is unknown.

Floor-to-ceiling windows on the upper floor in rooms that serve privacy diminish it. You don’t necessarily feel comfortable if neighbors or street users can look below the belt. I can look into the child’s bed from a neighboring house – is that really wanted?

But now what I don’t like at all: the kitchen being without windows!
It’s really annoying when you always have to turn on a light for quick or short kitchen tasks. My suggestion: swap the staircase location with the kitchen and give the sink area and a small prep area natural light... windows!

First of all, thank you very much for the feedback. What I don’t like so much is that things are being criticized or dismissed here in an almost insulting way before even asking about the background or while it is still unclear. But I am happy to explain. You have rightly recognized that a basement is a luxury, however, this was not due to a planning error by the architect, but was a fixed requirement from us. We want a laundry room, storage rooms, and technical rooms in the basement and do not want to use ground floor or upper floor space for that.

There is also no height difference: the entire building plot will be leveled with the help of a retaining wall on the south side to the level of the northern boundary and will thus be even.

What you must please explain to me: why do you think the upper floor takes priority in the planning? For us, it “only” contains an office, 2 possible children’s rooms, and a bathroom, distributed over more than enough space. For us, the living area as well as the private rooms on the ground floor are significantly more important.

Here we have also already established that it will be difficult to have everything: however, the desire for a large corner bench clearly outweighs for us. Since I have been using a corner bench in various forms for over 30 years, I believe I will still like it for the next decades too :)



I will immediately post the current status of the upper floor.
Regarding the location of bedroom/bathroom, we have also thought a lot about it; however, we saw the bedroom in the cool north as an advantage. It was already planned to have the short way from the bathroom to the pool in case one uses it daily in summer. We don’t want to move the pool further east because we want to let the terrace run a bit around the corner to the east to have a small seating area there where one can possibly escape the hot sun in the (late) afternoon.
There won’t be a pool party every week – but it would be practical if guests could go directly to the bathroom and not everyone have to walk through the whole house with wet swimming clothes. Or am I missing something?



I agree with you here: we have also had concerns whether the kitchen will be too dark for us. We considered possibly installing a pane above the sink wall to bring more light into this area? We don’t want to swap the staircase; it should definitely remain separated from the living area in the north.
