Is there a high-rise building in the south? Such a view is nice, but after 2 weeks you stop looking at it. The lack of sun in the living rooms, however, would depress me in the long run. With a site plan, the matter could be better understood.
Simply pushing an existing floor plan together will be difficult. It is usually better to start anew. But that is actually the architect's task, just like trying to capture the sun. But don't let that stop you. :) On this occasion, you could also consider whether it is smart to route the washing machine's sewage pipes through the open space. Also, I wonder if the technology may/can be outside the thermal envelope? Well, and the pantry can't stay as it is either – it has already been said. Also, the question of whether direct access from the garage without an airlock is a good idea. The food often smells like rubber tires or worse, like exhaust fumes if there are still combustion engines.
No, there is no high-rise building in the south. However, the view to the south is really not nice compared to the northeast. Therefore, we definitely want our bedroom to face north (nice view, garden).
The upstairs floor, as I said, is generally still under discussion. It would of course be nice if the utility room/bathroom upstairs could be placed closer to each other.
Technology in Garage I know several new buildings in existing structures with a technical room in the garage, so I see that as unproblematic.
Unfortunately, the green numbers on the right of the plan are not easy to read. So if you want to raise the ground, won't the garage driveway become way too steep and have a sharp bend towards the street? A few views of this would not be bad either.
Northeast, so nice view, but a well-usable terrace facing northwest-west wouldn't be bad for evening comfort in summer.
Such a site plan, possibly with neighboring houses marked, always brings clarity.
The garage driveway rises 48 cm over a length of 6 meters, so about an 8% incline on average. A terrace facing northwest-west is definitely planned.
I like the floor plan! But I would also do without the pantry or airlock. Put tall cabinets in there for storage, make the office and thus also the wardrobe bigger. The open space is nonsense...
Would you completely remove the pantry or just the access to the garage?
