Where should I start.
Conveniently, for example, with answering the follow-up questions, in my case: in which corridor you would want to rearrange the space of the stairwell.
It is always amazing how many unsolicited opinions you get on questions that were never asked.
You actually only asked two questions: the one "whether that makes sense" (so one that could still be nicely titled "open question," but basically can only be answered with "42") and the aforementioned persistently unexplained one. Be glad if the answers are more substantial than such practically useless questions.
Without knowing us, the property, other requirements, wild guesses are made again.
We also prefer to be fully shown the picture to be considered, rather than having to guess in order to be able to advise.
and at the same time completely ignoring how hurtful some things sound.
For example, like your "thanks" for my attempt of an answer that still pointed out all sensitive issues
To bring myself down to the same level for a moment, I hope you manage better in your private environment, don't give your unsolicited comments on everything, if then constructively and not so arrogantly.
I call that (with your words) a "wild guess" about my private environment, and "hurtful sounding" also calling it "the same level."
You don't even want to imagine what one would...
If there are constructive suggestions for the bathrooms upstairs, as well as for the stairwell, we are happy to hear them.
... have been thrown back at you for the constructive suggestion of a complete replanning from you. "Approved" hopefully doesn't mean built yet.
The whole thing is approved like this, despite the building line and also with the granny flat. Which is separated in the basement by a door, so I see no problem with that.
You are right, I formulated that incorrectly: this is the
first residential unit lacking separation. ...
We planned so that we can divide the house well later, then you can include the attic if needed.
... and later you might want to turn the ground floor into another granny flat? - if I now say it looks like that (at first glance I would have taken the open space for the granny flat), will I get the next round of scolding from you right away?
The space-saving stairs to the attic will not be realized like this. A pull-down ladder will be installed.
2. now, after because of you the two lower flights were folded seven times and
1. without reversing the resulting damages to the floor plan layout after the turn,
honestly, that is "the rotten egg of Columbus’ egg." Truths do not always sound sweet.
Yes, we will apply twice for KFW.
As explained above, I see that as a risk, since without separation of the first residential unit, there are actually not two residential units. Maybe has a practical opinion on that?
I did not want to shut it down above either, we are definitely open to improvements that we can still implement now. What do concrete suggestions for improvement look like? We are not experts and therefore often have a hard time imagining the floor plan in the real execution, but of course we relied on the experience of our planner. Actually, we thought the plan now fits quite well to our needs despite the one or other compromise. Now we are already close to the working drawings and after all the negative feedback we are naturally very unsettled. Especially since we still lack ideas on how to concretely improve the weaknesses you pointed out without completely changing the plan again.
"Before working drawings" means "lost time and costs of the first building application," but at least opens the goldenest of all ways out, namely the healing throwing over of this plan, militarily one would call it "Operation Breakthrough." If you have already contracted a general contractor, go to an independent architect. You have now experienced (although probably not fully realized yet) what it means to be actually abandoned, relying on the experience of a draftsman. And regarding the experience of the engineer using every trick to cram in too many wishes, he is really only to be praised at most. Sometimes the builder himself is the greatest enemy of his project’s success. So don’t repeat this mistake with the next planner, wanting a jack-of-all-trades. Start a new thread here with the completed questionnaire including the site plan with elevation points, then you will be well helped here and indeed have been helped. You know by now that nothing scares us. Friendship and good luck – fresh, the comrades are at hand!
