Floor plan staircase planning: Does that make sense?

Yes, the terrace is not accessible, and if you furnish it with a family kitchen, the door in the kitchen also does not open properly... but the toilet upstairs with RBM of 84 is also more than tight. There has already been a lot cramped and fought over that does not bring any joy to the house.

The stairs work in my opinion.
I won't say anything about the floor plans.
The bathrooms on the upper floor are, in my opinion, in need of improvement. That is still possible even if the plans have already been approved for execution.

On the ground floor, a building line is drawn. Is there a building inquiry for it? I can’t imagine simply ignoring it.

Where should I start. It is always astonishing how many unsolicited opinions you get on questions that were never asked. If these were factual, I could even make use of unsolicited constructive criticism. Without knowing us, without knowing the property, without knowing other requirements, wild speculations are made again and completely ignoring how hurtful some things sound. I only asked about the stairs. .... just a few examples; I don’t understand how one can react with such a broadside to a simple question. To bring myself briefly to the same level, I hope you manage better in your private environment, not giving your unsolicited two cents to everything, and if then constructively and not so arrogantly. I can gladly clarify a few points. The whole thing is approved, despite the building line and also with the granny flat. The one in the basement is locked off by a door, so I see no problem with that. The space-saving staircase to the attic will not be realized like that. A pull-down staircase will be installed here. We planned the house so that it can be well divided later, then the attic can be added if needed. The kitchen extends to the terrace, the bar counter will be removed. We are also aware that it is too tight and too small. The master bedroom is deliberately chosen to be small, the mattress is 200x200. The laundry chute is also deliberately placed in the master bathroom. If there are constructive suggestions for the bathrooms on the upper floor, also for the stairwell, we are happy to consider them.

The problem with your question about other staircase variants lies in the stacking of the rooms with many corners - you cannot 'simply' change the staircase. The entire floor plan changes with it, and you have to rethink it. Every staircase shape requires a matching stairwell.

Stacked rooms are expensive to build and difficult to furnish - that should be clear to you. Besides, all measurements are rough construction dimensions, and up to 2 cm must be deducted from each wall for plaster. It should also not be forgotten that a building is never executed centimeter-precisely, as room widths can vary quickly by +/- 5-10 cm.

Apart from that, the resale value of your project suffers from this Tetris planning.

In this light, you should consider the unsolicited comments.

If you planned the house for fewer 'eventualities' and omitted the [Einliegerwhg], then the project costs would decrease significantly. Houses can also be sold when they no longer fit the life situation, and you can acquire a property that suits the new situation.

You have already recognized and taken up some well-meant advice.

The retractable staircase to the attic was also a point that I noticed.

I will think about the bathrooms. The disposal shaft has a too dominant position. The bathtub is way too small. Why 2 doors to the master bathroom? Because of the disposal shaft? For example, I have arranged the disposal shaft to be accessible from both bathrooms.
