My girlfriend would like to have it realized with a peninsula, but the thing with the dining area is of course justified and will be reviewed. This thing also bothers me about floor plan 1. That’s why we chose the variant with the guest bathroom on the left side in floor plan 2 to create more space for the utility room. There, I find the nearly 10 sqm sufficient. No, we want to align the sofa crosswise to the window towards the exterior wall. A large TV shall be placed on the wall. Neither of us is a fan of that, I admit. Here, too, you hit my concerns right on the mark. The child’s room is much too small. I would also prefer the variant from the second floor plan. I like that bathroom layout better, too. But even there I am not really satisfied.

Peninsulas only work with open kitchens. That is my opinion

Then take cooking off the island and use it for preparation

Ok without a fireplace. I just wanted to know if it was forgotten.

Does it have to be a straight staircase?

I will take another look at the other floor plan

The peninsula will not work with the second floor plan

Hallway larger without more use
Utility room larger but the storage room upstairs is missing

Larger hallway due to staircase on the upper floor
Bathroom better

I didn't consider that aspect at all, and it's justified. The problem is that the plot received a driveway on the west side as part of the road renovation. Accordingly, it is of course obvious to also install the carport there. That's where the problem with the narrow plot becomes immensely apparent. There's simply no space. What do you mean by covering? I was also skeptical at first, but the planners said the corridor is long enough for it and the staircase won't be too steep. I already addressed the west side topic above; my girlfriend doesn't want a side entrance. She wants to design a nice entrance area with a front garden, etc. The building line in the development plan is specified as 10m.

One step is missing? Are there guidelines that specify how many steps are needed to comfortably reach the next floor?
